Leeds City Centre Acquisition
Carter Towler have recently advised overseas clients in the acquisition of Crown House, 85 -89 Great George Street, Leeds. This is a five storey modern city centre office building with two ground floor retail units and an overall floor area of 20,900 sq ft.
The property has been purchased with a current rent roll of £80,440 per annum, although much of the building is vacant and it is the purchaser's intention to seek planning permission to convert the building to high quality residential accommodation.
There was strong competition for the property and our clients were delighted to be the successful bidders following an informal tender bidding process.
The asking price for the property was £1.5M plus.

25 Queen Street, Leeds 1
Substantial city centre office building sold for residential conversion.
In October 2013 Carter Towler were instructed by private clients to market the freehold interest in 25 Queen Street subject to the existing lease of the whole building currently in place to the Secretary of State for the Environment.
25 Queen Street comprised a substantial self contained office building providing over 35,000 sq ft of accommodation over 4 floors.
By November 2013 we had agreed a sale of the building to overseas investors at the asking price. Solicitors were instructed and the sale progressed smoothly to an exchange of contracts in early 2014 and legal completion in March 2014.
The purchasers successfully applied for planning permission to convert the building into a residential use, which they will implement once the current lease expires in late 2014.

Our Retail Agency team have recently completed 3 shop lettings in the popular North Yorkshire Town of Skipton.

Acting for a private client Carter Towler have sold the above investment.

Acting for private clients Carter Towler have sold the above investment. The investment has been sold to a London based property company for a price in excess of the guide of £700,000. The purchasers were represented by local agents, Gent Visick.
Cutler Heights Lane, Bradford
Acting on behalf of the Co-operative Group, an 118,000 sq ft warehouse unit at Cutler Heights Lane, Bradford, has been let to CSM UK Limited, who will be fitting out the premises as a bakery. CSM UK Limited are reputedly one of the largest bakery operators within the UK and they have taken a 10 year term to facilitate the significant alteration works that are required.
Following the successful letting, the sale of the freehold investment interest has been successfully concluded.
Arndale House, Headingley
Hot on the heels of the recent acquisition of The Arndale Centre in Headingley by Schroder Real Estate Investment Trust the Carter Towler Office Agency team were delighted to receive confirmation that they have been instructed by the new owners of this substantial mixed commercial and retail property that they are retained to advise on the marketing of the vacant office accommodation.

Acting jointly with DTZ, on behalf of Legal & General, the Carter Towler Office Agency team are delighted to confirm that Wellington Plaza is now fully let. A new 10 year lease has been agreed to Wage Day Advance on the entire 20,850 sq ft office building at a competitive rent.

The Carter Towler Office Agency team were delighted to hear that their recent pitch to Places for People in respect of the vacant office accommodation at Stanley House, Clarence Dock had been successful and that they had been retained by Places for People (jointly with Harvey Burns & Co) to market the available offices and also the ground floor retail/A3 accommodation within the building.

Carter Towler acting on behalf of YPP Investments have advised on the recent acquisition of 22-23 Blenheim Terrace, Woodhouse Lane, Leeds. This is a significant double fronted period office property which occupies an excellent location opposite the University of Leeds main campus.

Carter Towler have been appointed joint agents for Building 1000, Link 62, located at J31 of the M62 by PRUPIM.

High Five for Carter Towler
Following their fifth straight year EGi award for "North & West Yorkshire Most Active Agent of the Year", Carter Towler have completed 5 key property deals in the first 6 months of 2013.
These include lettings of 10,500 ft² in Commerce House on Wade Lane, a 10,000 ft² letting to Keepmoat at No.1 Bowling Green Terrace on the south fringe of the city centre and a letting of The Small Mill (10,230 ft²) on Chadwick Street to Epiphany.
With a further two freehold transactions at Springwood House (12,000 ft²) in Horsforth and 10,000 ft² at Canon House on Apex Way, this amounts to nearly 53,000 ft² which has helped bolster the first half year take up for the Leeds office market.

James Gibson
James Gibson joined the Building Consultancy Department of Carter Towler in July 2013 as a Graduate Building Surveyor.
James graduated from Nottingham Trent University in 2009 with a BSc (Hons) degree in Building Surveying. Before joining Carter Towler, James worked for three years in the Leeds Office of Sanderson Weatherall. James is experienced in a broad range of Building Surveying services, specialising in CAD design, contract administration and planned maintenance works.
Outside of work, James is a keen sportsman and is the captain of Wetherby RUFC.

Former Tannery, Sheriff Hutton Road, Strensall, York
Carter Towler acting on behalf of private clients have sold a former Tannery at Sheriff Hutton Road, Strensall, York.
The Tannery, which ceased trading over 10 years ago occupies a site of 5.44 acres and is situated on the edge of the commuter village of Strensall in a very attractive location with the advantage of an excellent frontage to the River Foss.
After a very competitive marketing exercise with interest from all the main residential builders the site has been sold to David Wilson Homes who have obtained planning permission for a development of 53 family houses including a mix of detached, semi detached and terraced houses ranging from 2 to 5 bedrooms.
The guide price for the site was £3.5M and a price in excess was achieved.
David Wilson Homes will be commencing development shortly and hope to have the first homes built and ready for occupation later this year.
Retail Lettings in Wickersley
Carter Towler acting for a major client have enjoyed success in letting four retail units on the very popular Tanyard Shopping Centre at Wickersley, Rotherham.
The lettings which have all been completed recently include lettings to Pizza Hut, Crucible Homes, and Mind, as well as the letting of a unit to a local restaurateur.
Each of the units let comprises a ground floor retail unit of approximately 750 ft² and all have been let on full repairing and insuring terms.
The Centre, which is also the home to a Co-operative Food Store, plus shops occupied by Greggs, Betfred, Thomson Travel, Royal Bank of Scotland, Lloyds Bank and Cooplands, is again fully occupied and extremely busy.
The lettings continue to show rental growth in the Centre and prove that retail accommodation in prime locations continues to be in good demand and to command strong rental terms.

Acting on behalf of private clients, Carter Towler have negotiated the sale of 7 & 9 Kirkgate, Otley.
This is a retail investment property occupying a prime location in the town centre, adjacent to the Market Place and is let to Specsavers Opticians.
Prior to the property being marketed Carter Towler negotiated a re-gear of the Specsavers Lease, with a new 10 year unbroken lease being agreed at an improved rent of £25,000 per annum exclusive.
The re-gear created a very attractive investment which has been sold to a local investment company at a price showing a yield of sub 7% net.
The quoting price for the investment was £350,000.
Management Update
The Management Department of Carter Towler are pleased to have been appointed to manage a prestigious refurbished office block at 29 Park Square Leeds 1 for a private client, the ground and first floor having recently been let to North Edge Capital, the newly developed Langbar Retail Centre at Swarcliffe for Mercian Developments, whose tenants include the Co-operative Group and Sue Ryder and the Mexborough Business Centre in South Yorkshire.
Quantum, Stourton, Leeds
Carter Towler have recently completed the sale of the above property on behalf of their clients, CDP Marshalls of Halifax. The building which extends to 38,000 ft² has been available for occupation since the time of its construction. The developer is delighted with the result achieved by way of the sale to Storefirst.Com, who will operate this as their first Leeds based self-storage facility.
The building had been offered by Carter Towler on either a "for sale" or "to let" basis, with the terms agreed for its sale being at a very healthy level bearing in mind current market circumstances.
The sale of this unit represents the disposal of the last available new build premises of its type available within the Leeds area and reflects the recent trend of modern high quality buildings being taken up by occupiers, thereby exacerbating the lack of quality accommodation within the market.

Success at Woodland Park
Acting on behalf of two separate clients Carter Towler have successfully let over 13,300 ft² of high quality office accommodation at Woodland Park, Cleckheaton, Bradford.
On behalf of Summit House Property Limited we have let Summit House (a prestigious two-storey highly specified office building comprising 7,910 ft²) to British Ceramic Tile Limited by way of a new 5 year lease.
British Ceramic Tile are moving from their existing brick house offices to this prestigious address to occupy Summit House. The quoting rent for Summit House was £12.50 per ft².
In an entirely unconnected transaction Carter Towler acted on behalf of ISG plc in the marketing and pre-letting of Park House at Woodland Park to MRC Transmark, who will be relocating their current regional head office into Park House in early March once refurbishment works are completed.
Park House comprises 5,400 ft² of high quality air conditioned office accommodation and the letting to MRC Transmark is by way of a 10 year lease at a rent of £12.50 per ft².

Following a run of successful lettings at Marshalls Mill, Carter Towler, on behalf of Igloo Regeneration, have recently completed another significant letting within the Round Foundry development. Elmwood Design Limited have taken 9,000 ft² at 105 Water Lane on a new 10 year lease. "The Round Foundry has very much become a hub for brand, design, web and media orientated companies and we are delighted to have attracted an occupier as well respected as Elmwood", said Pete Bradbury at Carter Towler.

Norquest Letting
On behalf of Cube Real Estate, Carter Towler have completed the letting of a 47,215 ft² industrial unit to Walker Transport of Morley. The modern warehouse unit, which was built approximately 20 years ago, was in the ideal location to complement Walker Transport's other operations close by. A new 5 year lease was agreed on behalf of the landlords, who were delighted that Carter Towler had been able to close this void for them in what was a very competitive market for units of this size. The letting followed closely behind Carter Towler putting another 40,000 ft² unit into legals and the sale completion of two 40,000 ft² industrials in Leeds.

Acting on behalf of private clients Carter Towler have negotiated the sale of a mixed commercial and residential investment property at 96 Town Street and 1-7 The Courtyard, Horsforth, Leeds.

Thorpe Park, Leeds
Carter Towler, acting on behalf of a substantial private landlord, has recently negotiated the sale of two high quality B1 office investments at Thorpe Park, Leeds.
Unit 2, Pentagon 1, 3355 Century Way is a high profile detached two storey property of 6000 ft² where Humberside Police Authority occupy the first floor on a five year full repairing and insuring lease. The ground floor is vacant and the building has been sold to BCS Design Limited, who intend to occupy the vacant space themselves.
The second building is Unit 1, Pentagon 2, 4205 Park Approach. This is a well appointed two storey semi detached property of 3100 ft² where the ground floor is occupied by Adas UK Ltd on a full repairing and insuring lease until 2014. Freehold Investment Sales at Normanton
Unit C Foxbridge Way, Normanton is subject to a lease to Kongsberg Automotive Group Limited, a Norwegian multi-national manufacturer of automotive parts.
Acting on behalf of Reptonplace Limited, Carter Towler agreed terms to sell the freehold of the investment property to the Marshall Construction Group of Elland who, as a contingent element of the disposal, negotiated a surrender of the existing lease and the simultaneous grant of a new 15 year term. The purchasers have agreed to extend the original building of 30,806 ft² and construct a further 30,000 ft².

On the instructions of Legal & General, Carter Towler have been appointed to market a prominent office building on Wellington Street.
Wellington Plaza has been recently refurbished and the available space ranges from 1,864 ft² up to the whole building of 20,884 ft².

Rating Expert Joins Carter Towler
One of the region's foremost Rating Surveyors, Ken Whittington FRICS, has joined Carter Towler to head up their expanding Rating Team in Leeds.
Formerly Director of Rating at Eddisons, Ken brings to the team over 30 years industry experience, both with the Valuation Office and in private practice.

Albion Court Letting for PPG
Acting jointly with WSB, Carter Towler recently successfully concluded the letting of Albion Court, 4 Albion Place, Leeds 1 to Bracken Limited on behalf of the landlord, PPG Limited.
Albion Court is a substantial city centre office building comprising 15,824 ft² over lower ground, first, second and third floors which have been predominantly vacant for approximately 2 years.
Bracken Limited intend to refurbish and convert the building into a serviced office centre, hoping to capitalise on the anticipated upturn of office letting in the retail sector of Leeds city centre following completion of the Trinity Leeds development in early 2013.
This letting is one of the largest city centre office transactions that has completed during the first half of 2012 and is also the latest building to be acquired by Bracken Limited in their continued expansion into the Leeds serviced office market.
Management Update
The Management Department of Carter Towler have recently been appointed to manage the Lloyds Bank at 13/15 Cornhill, Ipswich, on behalf of Athanor International Property Investments, following their acquisition of the property which comprise the largest Lloyds Bank branch outside London at 18,500 ft².
We have also been appointed by Jack Lunn Properties to manage an additional property at Low Gates Yard, Northallerton, following their acquisition of the newly built retail development let to Majestic Wine and Pets at Home Warehouse.
Coronet House Fully Let Again
Acting on behalf of James Hare Limited, the landlord of Coronet House, Carter Towler have successfully let the vacant third floor to BJSS Limited.
Having advised on the dilapidations and subsequent refurbishment of the third floor in Coronet House when the previous tenant's lease came to an end, Carter Towler then marketed the vacant floor before negotiating and agreeing a new 3 year lease to BJSS Limited.
Comprising 6,990 ft² this letting is one of the larger city centre transactions that have taken place so far during 2012.
James Hare Limited now have a fully let and occupied building once again.
Kingspan Renewables
Carter Towler have been instructed to act on behalf of Kingspan Renewables in the disposal of a number of operational premises within the Wakefield area. Following Kingspan's decision to improve their operational efficiencies by consolidating five different centres of operation into one facility, Carter Towler will act jointly with Vickers Carnley in the freehold disposal of four warehouse and manufacturing premises and one office building, all of which are located within the Thornes Lane area of Wakefield close to the City Centre. The properties ranging in size from 3,464 ft² to 33,500 ft² and, totalling approximately 105,000 ft², will be offered individually or as a whole. Ian Greenwood, partner in charge of Industrial Agency at Carter Towler, stated. "The firm is delighted to have been awarded this instruction, further extending its long list of high profile, prestigious clients".
Building Services Update
Following Carter Towler's Building Services involvement with the construction of a new 44,000 ft² Bosch Rexroth facility at Normanton, the department has also now been asked to provide further advice on existing group properties, which will become vacant due to the relocation of operations to the new Northern HQ . Geographically separated, physically different and all under completely separate leases and Landlords, each unit is requiring a tailored advice from Carter Towler to assist Bosch Rexroth in meeting the terms of repairing obligations.
Carter Towler have been instructed to prepare a dilapidations claim on five buildings forming 88,000 ft² of commercial space in Morley, West Yorkshire. Having been a parcel distribution centre for a global logistics company for over 20 years, the units have become specialised and negotiations are currently ongoing with the former tenants to agree a settlement figure to return the units back to good condition. Carter Towler have also been instructed to represent the Landlord in the letting of the now vacant units.
Office Acquisition for Rock Deformation Research
Carter Towler were approached by Rock Deformation Research (RDR) in early 2012 to act on their behalf in providing advice and assistance in finding and acquiring a new city centre office.
Having carried out a full search of Leeds City Centre and providing advice to RDR on various aspects of their relocation project, Carter Towler eventually negotiated favourable terms with the landlord of West Riding House, Albion Street, Leeds 1, to acquire a new 10 year lease of the 13th Floor which comprised approximately 5,080 ft².
RDR moved into West Riding House in late-July, shortly after completing their fit out works and are now happily occupying their new home in a high quality city centre office building.
Triple Letting
Carter Towler have secured three recent lettings at Gildersome Spur on behalf of the owners, Orchard Street Investment Management.
The three transactions represent a total take up of 40,000 ft² with Yorkshire Catering Equipment, a long established manufacturer of catering products, relocating into 20,000 ft², while MSM Foods Limited and Sharman Shaw both took buildings of 10,000 ft².
The recent success at Gildersome Spur comes after extensive refurbishment works on the vacant properties to provide excellent quality industrial/distribution facilities, coupled with a highly accessible location with the Estate situated adjacent to J27, M62.
Commenting on the recent success, Richard Walters of Orchard Street Investment said. The purchasers represented by Savills, Leeds Office, were City Client Nominees Limited, an in-house Savills Charity Fund. Both units extending to 60,000 ft² in total are let to VTL Limited, an established Huddersfield based engineering group on recently agreed 10 year leases.
Bowling Old Lane, Bradford
Acting on behalf of Solaglas, Carter Towler have recently sold their former manufacturing facility in Bowling Old Lane in Bradford following a guide price of £575,000. Situated a short distance south of the city centre in a popular commercial area of the city and built approximately 40 years ago, the site provides some 30,400 ft² of floorspace incorporating offices of 4,600 ft². The purchasers were speciality chemical company, Rialco Ltd, who relocated having outgrown their existing facility in the city.
Trident Park, Normanton
Eighteen months ago Carter Towler were delighted to be instructed by Bosch Rexroth to search for a new regional headquarters and manufacturing facility to relocate three local operations into one building, together with another division of the Bosch Group; Worcestershire Bosch, boiler manufacturers. Carter Towler have subsequently agreed to acquire the leasehold interest in a new design and build property on behalf of Bosch Rexroth. The new building will comprise a total of 44,000 ft2, incorporating 12,000 ft2 of office space, at Trident Park, Normanton, Junction 31 of the M62. Following completion of the legal process before Christmas, construction commenced in January 2012, with completion of the project due in September of this year.
Bosch Rexroth and Carter Towler worked closely with Commercial Development Projects, as the developer and Marshalls Construction as the contractor, in agreeing a detailed specification, such that all craneage and occupier specific requirements and fit out works were incorporated into the construction.
Carter Towler, through our Building Services Division, now represents Bosch Rexroth in the monitoring of the building construction and the management of Bosch's extensive fit out works.
Screwfix letting at Glasshoughton
On behalf of Marrtree Limited we have recently completed the letting of Units 5 & 6, Marrtree Business Park, Glasshoughton to Screwfix Direct Limited. Carter Towler have recently negotiated the sale of a residential investment property situated on Woodhouse Square, close to Leeds City Centre.
The property, which is known as Woodhouse Plaza, is a substantial four storey building and comprises twelve individual flats with eight under croft parking spaces, plus five external spaces.
The building is situated close to Leeds General Infirmary and has an excellent occupancy record, with many of the tenants being medical staff from the Infirmary. The flats, which are fully let and producing a total rental income of £73,740 per annum, attracted strong interest from private investors, and resulted in a price being agreed in excess of the asking price of £820,000 and a net initial yield of better than 8.5%.
The vendors were a West Yorkshire based property company, and the property has been sold to a private investor based in London.

Fujitsu move to Latchmore Park, Leeds
Carter Towler have let 14,000 ft2 at Latchmore Park to Fujitsu on behalf of Industrial Property Investment Fund (IPIF).
Fujitsu design, build and operate IT systems and IT services for large scale companies both in the private and public sector. Their facility at Latchmore Park is for their telecommunications side of the business. The attraction of Latchmore Park was a combination of a good quality product in an excellent strategic location, situated just off Gelderd Road and within close proximity to Leeds City Centre and the surrounding motorway networks.

The Building Services Department continues to grow from strength to strength, bucking the trend amongst many practices in the region in very uncertain financial times. The team has swelled in numbers with the appointment of Chartered Surveyor Peter Flint-Murray back in November. A former Storeys and Sanderson Weatherall surveyor, Peter Joins Carter Towler after a short term as a sole practitioner, specialising in Condition and Pre-acquisition Surveys, Dilapidations and building defect analysis. Chris Priestley has been promoted to Associate level whilst Gill Porritt joins the team to offer administrative support.
Since his appointment back in June 2011 Chris Priestley has successfully managed to grow the department, securing a number of recent tenders and projects, including the project monitoring and project management of the internal fit out works of a new manufacturing facility in Normanton, together with inspections and insurance valuations for three large investment company property portfolios. The department continues to service a diverse range of local and national clients, investment companies and property developers across the full range of commercial Building Surveying services.
City Centre Investment Sale
Acting for a Yorkshire based Investment Company, Carter Towler have recently sold a substantial retail and residential investment.
The property, situated at the corner of Great George Street and Oxford Row, comprises four ground floor commercial units let for retail and restaurant use, and the two upper floors have been converted into five 2 bedroom and four 1 bedroom flats.
The development, which is fully let and produces a rental income of £105,400 p.a.x, attracted strong interest, and after a competitive marketing campaign has been sold to a London based investor for a price in excess of the £1.125M asking price.
Refurbishment Scheme Results in Major Lettings at Kirkstall Industrial Estate, Leeds
An extensive refurbishment programme at Kirkstall Industrial Estate has now been completed. It includes a full redecoration of all the external cladding and loading doors, along with new landscaping and sign boards, which have drastically modernised the estate now making it one of the premier industrial locations within the region. This is strengthened by its excellent location situated just off the busy Kirkstall Road (A65) less than one mile from Leeds City centre providing good access to the surrounding motorway networks.

Following instructions from Leeds University to dispose of a portfolio of surplus properties, Carter Towler have recently completed the sale of 15-19 Hyde Terrace and 33 Hyde Terrace. After a very active marketing campaign, both with keen interest from a series of buyers, prices close to the guide figures of £750,000 and £270,000 respectively, were achieved.
These former office buildings which are close to Leeds City Centre, Leeds University and Leeds General Infirmary, have been sold to local developers who have obtained planning permission to convert the buildings to residential accommodation.

Carter Towler, acting on behalf of PPG Land Limited, have recently sold a high quality city centre investment at 41 St Paul's Street, Leeds.

Carter Towler will also be managing the extensive fit out of the building having forged strong links with Bosch Rexroth during the process of sourcing a development suitable for their needs. Commenting upon the instruction, Chris Priestley the Head of the Building Services Department; said 'This represents a massive leap forward for an already up and coming department. Acting for the landlord, PPG Land Ltd, the INDIGO building has been let to SRCL, the UK’s leading healthcare waste services company.
The transaction is the third largest out of town office letting in the last 12 months, with Carter Towler also being involved in the other two.

Carter Towler are delighted to have been selected by Rockspring Property Investment Managers to assist them with the letting of vacant space at the above estate. Two Shops Let in Skipton Town Centre
Carter Towler acting on behalf of private clients have negotiated lettings of Units 1 and 2, 8 Swadford Street, Skipton.
Unit 1, which comprises a prominent corner retail unit with ground floor sales of 850 sq ft, plus additional retail space on the first floor and storage accommodation on the second floor, has been let to Hilary Lightfoot for use as a cookware shop plus associated cake shop and cake decorating business.
A ten year Lease has been agreed with a rent review after five years and at a commencing rent of £20,000 per annum, and with phased increases to £27,500 per annum in year five. The Lease also incorporates a tenant's break clause at the end of the fifth year.

Before joining Carter Towler, Chris worked for over 7 years at PSK Prout Tilbrook focusing on management of Planning Maintenance works at a number of Shopping Centres and commercial properties throughout the North. On behalf of Sterling Investments of Thorpe Arch near Wetherby, Carter Towler have now concluded the letting of Stadium Gate, a modern distribution premises of 63,000 sq ft off Dewsbury Road in South Leeds. The building has been acquired by TNT as a new strategic distribution centre. As part of the deal the yard is being extended to give approximately 1 acre extra of secured trailer parking.
Carter Towler advised the landlord throughout the lengthy negotiations and were delighted to agree competitive terms on their behalf on the basis of a 5 year deal.
The Calls
Acting on behalf of Yorkshire Design Group, Carter Towler have recently completed a number of lettings. Fish4 Trading Ltd have relocated from Wellington Street and taken 4,000ft2 on the top floor of 46 The Calls.
At The Old Brewery, a local brand design company called The Spirit Of and recruitment specialists Langley Scott have occupied two small suites of 1,300ft2 each. The Calls area continues to be a destination for creative, forward thinking companies.
Empty Rates Blow
From 1st April 2011 vacant property with a Rateable Value of over £2,600 will incur empty rates. Until 31st March relief was available to properties with Rateable Values of £18,000 and below. The Government's decision to revoke the earlier temporary relief is likely to have a significant impact on the property owners and a further financial burden on the industry. If you have been affected by the decision it may well be worth considering appealing the Rateable Value to reduce the amount of empty rates you are liable for. Bosch Rexroth
The Industrial Agency Department have been retained by Bosch Rexroth to identify and acquire a new 40,000 sq.ft. Northern headquarters facility on their behalf. Industrial Agency Partner, Ian Greenwood, has been working closely with the Bosch Rexroth UK Board of Directors over the past 6 months in considering both existing and new build property solutions. The facility will ultimately comprise a high office content, workshop and storage facility and is likely to be based in West Yorkshire. Negotiations are continuing at this time but it is expected that an announcement on the preferred location will be announced within the next 6 weeks.

The acquisition of the Gildersome Spur Estate in Leeds has just been concluded by Invista Real Estate. Carter Towler who have acted as letting agents on the estate for the past 15 years on behalf of the previous owners, Standard Life, were asked by Invista to provide advice during the acquisition process. We advised the prospective purchasers on all property matters from Landlord and Tenant issues through building consultancy and valuation to the ongoing marketing of the estate. Land Sold for Student Housing
We have recently completed the sale of a 1.4 acre site at Hull Road, close to the centre of York. The site, which attracted strong interest, was formerly used as a Dairy and has been sold to local developers, Nixon Homes, who have won planning permission to develop 282 student bed spaces on the site which will be built in 5 blocks.
Prime Shop Unit Acquired in Manchester City Centre
On behalf of kitchen and homeware retailers, Peter Maturi, we have recently negotiated the acquisition of retail premises on King Street in the heart of Manchester retail centre. The Office Agency team has been busy over the last quarter and has been successful in picking up new instructions from several high profile clients including Skandia Life, Aegon Insurance, Evans of Leeds and Deutsche Global Real Estate.
Skandia Life have instructed us to market the remaining 4 years of their lease of 5,000 sq. ft. of high quality offices in St. Paul's House, Park Square and Aegon Insurance, having recently acquired 31 - 32 Park Row, have instructed us as their sole agents to market and let a selection of small office suites in this attractive well located building.
We have been successful in being re-instructed by Evans of Leeds on their Springwood House office building in Horsforth where there is up to 10,500 sq. ft. of refurbished accommodation available and Deutsche Global Real Estate have confirmed instructions for us to act as sole agents in respect of the vacant office accommodation at St. Andrews House on The Headrow in Leeds city centre where there are two floors of 3,800 sq. ft. per floor available.

Carter Towler Office Agency Team Successful Even in Poor Market
2010 was a poor year for the office market in Leeds with only 281,000 sq. ft. of accommodation taken up in Leeds city centre and 252,000 sq. ft. taken up in out of town locations. These figures are approximately 50% of the 10 year take-up average in Leeds. However, even during these "tricky" market conditions the Carter Towler Office Agency team have managed to complete their fair share of transactions.
Out of 101 separate city centre office lettings or sales Carter Towler had an involvement in 33 of them (33%). Out of 99 out of town office lettings or sales during 2010 the Carter Towler Office Agency team had an involvement in 44 of them (44%). With an average of 39% (77 out of 200 deals) over both sectors we are doing our best to keep the market moving forward!

Overland Park represents the first significant industrial/warehouse development scheme to have commenced construction in the West Yorkshire area for 3 years. Construction is now complete and the estate is ready for letting and occupation.
A total of 13 new and refurbished units have been completed. These units are of a high specification in a size range from 3,000 to 40,000 sq.ft. Prior to completion of construction one letting has been completed, with a further deal in legals and solicitors expected to be instructed on at least one more deal within the next month.

Three recent lettings were of Unit 5 where Nationwide Electrical Safety took over 12,000 sq. ft., the first floor of Unit 6 where Nimans took approximately 4,000 sq. ft. and the ground floor of Unit 7 where Matrix Solutions Ltd. acquired approximately 2,500 sq. ft. On behalf of private clients, we have recently sold a modern B1 office investment known as The Dyehouse, West 26 Business Park at Junction 26 of the M62. The building, which extends to 5,041 sq.ft., is let to Kennedy Watts Partnership Limited on a 21 year full repairing and insuring lease from April 2004 with a tenants break at 2018, and produces a rent of £66,400 per annum. A price close to the asking price of £715,000 was achieved.
Comic Relief 5K
On the 18 March 2011, 6 members of the Carter Towler team took part in a fun run organised by C2 Advertising in aid of Comic Relief. The 5 kilometre race was a 5 lap circuit around the White Rose Office Park.
The Carter Towler team was made up of Andy Carter, who was the first of the team to finish, Carole Towler, Fraser Hornsby, Jenny Yates, Alex Raddings and Andrew Stevens, who all completed the course in around 25 minutes.
The overall event raised approximately £2,500 for Comic Relief.
EGi Deals Competition 2010
Carter Towler's Office Agency team has recently been confirmed as a Winner in the office category of the Estates Gazette's deals competition. The industry magazine runs an annual competition to find the most active agents throughout the country and Carter Towler have claimed the title for office lettings and sales within the Yorkshire region. The award is based on the number of deals done during 2010 and reflects our continued ability to deliver results in a challenging market.
Oaktree House Sold
Dundas Commercial Property Fund, advised by Carter Towler and Gavin Black & Partners, has sold Oaktree House, Leeds, to Prospect Estates, advised by Parker Capital for £400,000.The four-storey, 19,335 sq ft building is three miles from Leeds city centre. The building is multi-let with a current rental income of £54,069 per annum. Oaktree House also has 57 car parking spaces.
David Towler, partner at Carter Towler, says the sale price was less than the quoting price but in line with expectations; 'The key was that the sale was to a speedy proven cash buyer who was able to complete very quickly. It was a great result for both parties.'
Hollyshaw House Deal
Carter Towler has recently secured the letting of Hollyshaw House in Whitkirk, Leeds. After Adoption Yorkshire have taken the 2,690 sq ft office building on a 10 year term.After Adoption Yorkshire are a charitable organisation who provide support to all those who have been involved in adoption. AAY were previously located in offices in Headingley.
Hollyshaw House is a self contained period office building which has been recently refurbished. Carter Towler and Heaney Micklethwaite acted on behalf of the Landlord.
Abbey Dash Success
On the 21st November, 6 members of the Carter Towler team braved the cold to take part in the annual Leeds Abbey Dash.The 10 kilometre flat road race starts at Leeds Town Hall, goes along the A65 to Kirkstall Abbey and back to finish at the Town Hall.
The Carter Towler team was made up of Tim Towler, Carole Towler, Ben Walker, Ben Schofield, Fraser Hornsby and Jenny Yates and all came in the top 3,000 of the 8,000 person race. Ben Schofield, the fastest in the team completed the race in sub 40 minutes and came 408th.
Caval complete at Coverdale House
Carter Towler have recently secured the letting of 1,330 sq ft office accommodation at Coverdale House on Park Cross Street in Leeds City Centre. The rear lower ground floor suite has been let on a 6 year term to Caval Ltd.Caval Ltd specialise in the supply of temporary and permanent personnel to the construction and mechanical and electrical industries. They were previously located in serviced space on The Headrow. The successful growth of their company has led Caval to larger, more permanent space.
Coverdale House is a fully let multi occupied office building that fronts East Parade and has a secondary access from Park Cross Street. Carter Towler advised the Landlords on this letting.
Further lettings at Temple Point, Leeds.
Further lettings have been announced at Temple Point, the high quality business park development adjacent to Junction 46 of the M1 motorway on the outskirts of Leeds.Bluehall Properties Ltd., who acquired the scheme from Checkhire (a joint Amco/ Tolent venture) have concluded deals with Seven Seas and TSG on units 7 and 6 respectively.
Carter Towler and King Sturge represented Bluehall Properties Ltd on both of these transactions.
Seven Seas have taken a lease of approx. 2,500 sq. ft. on the first floor of unit 7 in order to open a new Leeds sales office and expand their business across the country from their Humberside base.
TSG, an IT services provider based in the north east, have taken 4,000 sq. ft. on the ground floor of unit 6 to further expand their operations in the north of England.

Horsforth Office Market Improving
Despite the recent downward trend in commercial office property transactions in the out-of-town market, Carter Towler can argue to the contrary.Over the course of the last quarter Carter Towler has been involved in a number of property transactions in Horsforth with a total take up in the region of 25,000 sq ft.
Acting on behalf of MD Harris/Techno Group Carter Towler have let the final 5,650 sq ft of the Techno Centre to Tenet Business Solutions. This is in addition to Montpelier Group taking an extra 5,000 sq ft in the Techno Centre along with 4,220 sq ft in Sanderson House.
Another sizeable deal (8,180 sq ft) is the recent letting of Acacia House at Horsforth Office Park to Combined Selection Limited. Two New Chartered Surveyors

Carter Towler complete Barnsley Supermarket Deal
Carter Towler are pleased to announce the completion of the sale of a former supermarket on Peel Street in Barnsley. The site formally owned by the Co-operative Group has been sold in a multi-million pound deal to Opus Land.The site is located close to the new Gateway Plaza development. The former supermarket has a total gross internal floor area of 5,365 sq.m on a site extending to 2.44acres.
The site will be developed into a mixed-use scheme featuring a Lidl store. Carter Towler acted on behalf of the vendor.
Flying Start for Carter Towler
The first quarter of 2010 has seen the Carter Towler office agency team start the year on a roll.Out of nearly 61,000 sq.ft. of out-of-town offices let or sold in Q1, Carter Towler were involved in 45,000 sq.ft. of transactions including the 4 biggest out-of-town lettings.
The biggest out-of-town transaction in Quarter 1 was the letting of Nelson House at Quayside Business Park, Hunslet which comprises 10,500 sq.ft. and was let to the Leeds Professional College in a deal that first started 15 months ago. Cookridge Hospital Deal
Carter Towler have acquired a former Yorkshire hospital on behalf of clients Chartford Homes and J. Pullan and Sons. Cookridge Hospital which until 2008 specialised in the treatment of cancer patients has been purchased by the joint venture partnership in a £4.5m deal for housing development.The 19.5 acre site which is located on the outskirts of Leeds has been bought by house builder Chartford Homes in partnership with property group J Pullan & Sons. The partnership stepped in to buy the former hospital from Leeds Teaching Hospitals NHS Trust after negotiations to sell the site to a national housebuilder stalled.
The site, which consists of grade two-listed hospital buildings, a 16,000 sq ft office building, other structures and land, has planning approval for around 248 properties comprising a mix of new build houses and apartments, some of which will be created within existing buildings.
Leeds-based Chartford, a wholly owned subsidiary of property developer Bracken, is set to begin work on the site immediately by carrying out demolition and enabling works. The first 24 homes are set to be completed later this year, with prices starting at around £175,000.
Chris Thompson, Chartford's managing director, said the deal showed the confidence the company had in the housing market and are delighted to be working in partnership with J Pullan & Son again who in addition to their financial strength bring years of development experience with them, particularly in the refurbishment of listed buildings.
A promising start to 2010

Carter Towler have recently sold an investment property on behalf of Muse. The Bungalow at Gilcar Way in Normanton was sold to a private investor and achieved a price of £300,000.
The building was originally a marketing suite for Amec Developments when they first required all the Europort land around Wakefield for re-development.
Carter Towler had let the 2,500 sq ft building in June 2009 to the Mid-Yorkshire NHS Trust on a 6 year lease for £30,000 p.a. and it was sold as an investment.
Management Contract
Carter Towler have recently won the management contract for six office buildings at Temple Point for Bluehall Properties Limited.
These buildings form part of the Temple Point development by Amco/Tolent-Bluehall Properties who are based in the North East and have a large property portfolio mainly in the North of England.
Sale of Doctors Surgery in Harrogate
Carter Towler have secured a sale of the former Doctors surgery on East Parade in Harrogate. The surgery was one of 5 or 6 practices that have been merged together into one super practice.
There was a very good level of interest in the property due to its proximity to the station and Harrogate town centre. The property was sold in excess of the asking price which highlights the scarcity of Freehold property available in and around the immediate outskirts of Harrogate and the good level of demand for such properties.
Future Forwarding Deal
Carter Towler have secured a deal at Bruntcliffe Avenue, Morley. The 34,500 sq ft Industrial Unit was sold by Future Forwarding to Viamaster Transport Ltd in the region of £2M in October 2009.
Bruntcliffe Avenue, Morley is a modern light industrial unit with an ideal location for such a company with close proximity to the M1, M62 and M621.
Howley Park Business Village Deal
The owners of Howley Park Business Village at Morley have recently announced another letting of one of their "Business Village" office buildings.
Proving that there is still life in the Business Park office market around Leeds, J Pullan & Sons Ltd. have recently let Unit 21 Howley Park Business Village to UK Car Exchange Ltd., a new internet-based car sales operation.
UK Car Exchange Ltd. have agreed a new three year lease of this high quality self-contained two storey office building.

Leeds Triathlon
On 27th September 2009, Richard Fraser of Carter Towler took part in the Leeds Triathlon at Roundhay Park. The event was organised by Xtra Mile Events and over 300 competitors took part from the North of England.The event started at 8am and incorporated a 1,500 metre swim in Roundhay Park Lake followed by a 40.2 kilometre (24.9 miles) cycle ride around North Leeds outside Roundhay Park and a 9.2 kilometre (5.7 miles) run within Roundhay Park.
Richard completed the course in 3 hours and 8 minutes and came 216th overall and 26th in his age category (45-49). The winner, a professional triathlete completed the course in 2 hours and 9 minutes (age category 35-39). Richard said the lake was 14ºC and although it was not the most enjoyable experience of his life, he is keen to take part again next year to try beat his target time of 3 hours.
There were several other Leeds surveyors who took part, namely Tom Brammeld from Jones Lang LaSalle, Adam Varley from Lambert Smith Hampton, Glen Levison from Sanderson Weatherall and Tony Morton from Landmark Developments.
Carter Towlers' Charity Challenges
On 1st August 2009, 11 members of the Carter Towler team took on the Yorkshire Three Peaks to raise funds for St Gemma's Hospice, Leeds.Despite torrential rain the team set off on their challenge at 7.15am and managed to complete the course in 11 hours, an hour under the 12 hour challenge.
£1,500 was raised in aid of St Gemma's and we are already looking forward to next years charity challenge. A sponsored sky dive is on the cards.
In addition, on Sunday 22nd November 5 members of the Carter Towler Team took part in the Leeds Abbey Dash, a 10km road run in aid of Help the Aged.
Carter Towler involved in Barnardo's Fundraiser
On Thursday 22nd October four members of Carter Towlers agency team (pictured) joined up with various other local agents to play in a charity football match against a team of clients and former professionals. More than £22,000 was raised for children's charity Barnardo's. The match was followed by a fundraising dinner.The match played at Elland Road ended with a win of 3-2 for the Ex Professionals and Clients. The Clients team had players from Stirling Investments, Bruntwood, Walker Morris, Wilton Developments, Flats in Leeds, Bracken Developments, Caddick Developments, Jack Lunn, Commercial Estates, Tamsland, DP Auton Property, Scarborough Group, Barratt Homes and former professionals; Dean Windass, Craig Hignett, Andy Couzens and Leeds Boss Simon Grayson. The game was refereed by Martin Atkinson the Premier League official.
The fundraising dinner, attended by 500 senior business figures raised money through a raffle, a charity auction and various games. The audience was entertained by Leeds United legend Norman Hunter, and the evening was compered by Yorkshire Radio's Ben Fry.

Land Securities has completed lettings totalling almost 10,000 sq ft to two financial services sector companies at its Grade A City Exchange offices in Albion Street, Leeds.Insurance companies Oxygen Insurance Brokers Limited and Bluefin Insurance Services Limited, have respectively taken 4,825 sq ft of space on the third and fourth floors at City Exchange.
Land Securities' portfolio manager Jonny Buckle, said: "In addition to securing these lettings, we already have strong interest in the remaining 8,470 sq ft of newly-refurbished office accommodation that we have available on the seventh floor."
He added: "Close proximity to Leeds train station and a central location at the heart of the city's retail core, near major professional, legal and commercial services providers, is proving attractive to prospective occupiers."
David Mullins of Bluefin, said: "Office space of this quality is in short supply in the city centre and, as a fast-growing business, we were delighted that Land Securities and its agents met our needs by ensuring that the negotiations went smoothly and we were able to achieve the planned timescale for our move."

Leeds Valley Park
Acting for ING Car Lease Limited in the search for new offices in South Leeds, Carter Towler have acquired 16,500 sq.ft. at Darwin, one of the new office buildings at Leeds Valley Park.ING will be relocating from Manor Road in Sheepscar to the new offices by way of a 15 year lease incorporating a 10 year break-clause.

Ben Walker APC Assessor
Ben Walker, Head of the Landlord & Tenant Department at Carter Towler, has recently attended a training course at the RICS Headquarters in Coventry as part of the RICS APC (Assessment of Professional Competence) Assessor Training Scheme. Ben, a Member of the Royal Institution of Chartered Surveyors for 16 years, will sit on the panel of APC Assessors from October 2008.APC Final Assessments consist of an hour long interview during which each candidate performs a presentation and attempts to demonstrate the experience and knowledge that they have gained during their 24-month training period. If the candidates are successful they are elected as Members of the Royal Institution of Chartered Surveyors.
"It will be a helpful tool for APC Candidates within the firm, who now have someone that can offer advice on the high standards that the RICS demand from their members.
