Carter Towler has been appointed by Yorkshire Cancer Research to help the charity fund vital research in Yorkshire through further expansion of its network of shops.
Yorkshire Cancer Research recently started to expand its shop network, and this is already raising hundreds of thousands of pounds to help fund life-saving research in Yorkshire.
We have been tasked by the charity to find five suitable retail units per year for the next three years.
Commenting on the new instruction, Max Vause said: “We first got involved with Yorkshire Cancer Research a couple of months ago when they decided to take over the tenancy of a property we were marketing at The Arcade in Ripon. They explained they were trying to find more similar retail units and asked us to help.
“We are delighted to be working for them; they are the biggest independent regional cancer research charity and have funded hundreds of millions of pounds of research since they were founded in 1925. Our property searches will aim to identify retail premises across Yorkshire. We’re looking for properties that offer high footfall, where there will be high quality stock donations and access to plenty of volunteer staff.”

Maximising a Leeds Warehouse’s Redevelopment
Carter Towler’s Industrial Agency team has been advising MCM Group on the redevelopment and marketing of a 38,000 sq ft warehouse at Felnex Road off Pontefract Lane, Leeds.
Planning permission has been granted and the building will now be completely stripped back to its frame and reformatted. In order to maximise the 1.68-acre site, the footprint of the original property will be reduced to 28,537 sq ft which in turn will provide additional yard space and parking areas making it ideal for use as a warehousing or trade counter.
Commenting on the scheme, MCM Group’s Investment Director Douglas Cranston said: “We are really excited to see this project get underway and complete an extensive refurbishment that will future proof such a well-located asset. We are aiming for the new property to be ready for occupation early in the New Year.
“We are keen to expand our property portfolio and were particularly interested in investing in Cross Green. This area just to the east of Leeds city centre is flourishing with leading businesses including Amazon, DHL, CEF, Euro Car Parts, Premier Farnell, Fedex, John Lewis, Symingtons and BCA but there is a marked shortage of medium-sized industrial properties which we hope to help address.”
Josh Holmes added: “We have received a number of very promising enquiries from potential occupants and are confident that, given the high-quality refurbishment being undertaken and roadside prominence of the site, we will secure an occupier before it’s completed in January.”

Commenting on the news, Hazel Cooper said: “The success of this speculative scheme is testament to Marshall CDP’s commitment to providing the best possible industrial facilities. These next four will be the final phase and we have already had a lot of interest from businesses looking to purchase and rent. The quality of the units, the location and the Enterprise Zone financial incentives together make a very compelling package for manufacturers, warehousing and logistics companies looking for space. Additional grant aid assistance is currently available as well as business rates relief.
“The construction company has moved onto the site and started erecting the buildings’ structural steel frames. The units will be ready for occupation in March 2022.”

Commenting on the appointment, Ian Greenwood said: “We are delighted to welcome Clem to the Carter Towler team; he has already made a significant impact as we are very busy across the whole of our business but particularly with office property enquiries.
“As we continue to grow by expanding the range of clients we have and our geographical reach it is vital that we further strengthen our team with highly skilled property professionals such as Clem.”
Clem added: “Carter Towler has an excellent reputation; it is widely acknowledged as being one of the most consistently active property companies in the region. There’s a wealth of knowledge and experience within the company and I’m very much looking forward to contributing to that.
“My role will be to facilitate further growth whilst ensuring all our agency clients receive the best possible advice, whether they are large UK property investment funds, national and local property companies, developers or private clients.”
The Ringway Huddersfield Fills Up
Three businesses are expanding into new premises at The Ringway Industrial Park, Beck Road, Huddersfield in deals negotiated by Carter Towler.
Automotive Alliance Group, one of Europe’s largest vehicle parts distributors, has moved into Unit 14 which is 6,000 sq ft; well-known large format printing company Leach has taken 5,430 sq ft in Unit 24 and resin driveway specialists The Resin Mill has agreed to let Units 7 and 8 which are 14,400 sq ft.
Commenting on the trio of deals Josh Holmes said: “We are delighted these three flourishing companies are pushing ahead with their individual growth plans and have chosen to come to The Ringway. Since the landlord began their improvement programme we have seen a significant uplift in interest from a broad range of top quality tenants.
“There are just three remaining units now, all approximately 6,000 sq ft. To think that the whole estate, totalling 31 units could soon be fully occupied is remarkable considering the exceptional challenges of the past twelve months.”
EG Deals Competition - We Swept Up!
In spite of the difficulties of operating during the pandemic Carter Towler has continued to trade successfully and we have emerged as the leading agent in the EG Deals competition. We are grateful to our very loyal existing clients; to the new clients we have attracted over the last twelve months and applaud the fantastic effort of all our staff.
Carter Towler Expands with NE Acquisition
Carter Towler has acquired Durham-based Ashley Smith Chartered Surveyors. The purchase is a significant move for the company as it strengthens our leading position and extends the range of services we can offer to clients in the North East.
Commenting on the acquisition, Matthew Faulkes said: “We are absolutely delighted to have concluded this acquisition. Our client base has expanded significantly across the North and North East in particular over the past few years and we have been looking for a strategic partner to work with there for some time.
“There are many synergies between the two businesses; both are well established, Ashley Smith for over 30 years and Carter Towler can trace its roots back to the 1940s. Whilst building up our businesses we have both continuously evolved and adapted, and our ethos and processes are aligned.
“Stephen Smith, his son Lewis and the team at Ashley Smith will be a great asset and will act as an extension to our own Agency and Property Management offerings. We’re looking forward to introducing both existing and new clients to the additional resources we now have.”
Stephen Smith of Ashley Smith added: “I’m really pleased we are joining Carter Towler and will be working alongside such a talented team of surveyors and property managers. There’s a great fit and we’re delighted to be part of such a professional and highly regarded business.”
First-of-its-kind Further Education College in Leeds
Pioneering Leeds-based education charity Lighthouse Futures Trust (Lighthouse Futures) has moved to Moorfield House, Alma Road, Headingley in a deal negotiated by Carter Towler. The property’s owner, Illuminating Investments, agreed to let an initial 9000 sq ft of the imposing Grade II building to the charity who will use the space to create an innovative further education college.
Lighthouse Futures supports young adults, aged 16-25, with autism or a learning disability.
Commenting on the deal Richard Fraser said: “We are very excited to see Lighthouse Futures amazing plans for the refurbishment of Moorfield House take shape. The themed learning zones will include hotel and restaurant hubs, office suites and IT and media suites – all the kinds of workplaces their students are preparing for.”
Lighthouse Futures Trust chief executive officer, Katie Parlett added: “The statistics for young people with learning difficulties moving into employment are only 16% which is shockingly low compared to research that shows over 70% really want to work. For the past 5 years we have been working with some of the region’s major employers – Yorkshire Water, Johnson & Johnson, KPMG, John Lewis, Leeds City Council and others – to provide a 12-month supported internship. This enables our talented interns to learn what it is like to work in a business setting, and to try out a range of roles in different areas.
“Illuminating Investments has been a supportive landlord, pulling out all the stops to help us develop just part of the building first whilst we work very hard behind the scenes to secure the additional finances required.”
David Aspland, Illuminating Investments director concluded: “Moorfield House is perfect for Lighthouse Futures; it’s in a great location and has a very vibrant and creative past. It’s wonderful to know that will now continue with the college focusing on preparing talented young people for work in such an innovative way.”
Global Courier Snaps up one of Last Remaining Depots at South Kirkby Enterprise Zone
Acting on behalf of developer Marshall CDP we have successfully negotiated the letting of Unit 4A, Data Drive, South Kirkby Business Park to Deltec International Courier. Deltec International, who has 10 offices across the UK and operates in over 200 countries worldwide, has signed a new 9 year lease for the 13,600 sq ft depot.
Hazel Cooper explains: “Despite the challenges brought about by the current COVID-19 situation, Marshall CDP have made excellent progress speculatively developing this business park. We are extremely pleased to see how well the scheme as a whole is progressing. The significant Enterprise Zone financial incentives, coupled with the high quality construction values and great location, are proving to be particularly attractive for companies looking for industrial space in the region. Demand is strong and we have already received a number of very promising enquiries about the remaining units.”
Phase 2 of the development is due to be completed by mid-January and we have already secured an occupier for the 20,000 sq ft detached warehouse. The two available units are self-contained warehouses (10,000 sq ft and 15,000 sq ft) have large secure yard areas, offices, canteen facilities and car parking. Conveniently located on the new A628 they are just minutes from the A1(M) at Barnsdale Bar and M62 motorway network.
Ambler House’s Renaissance Endorsed by Fintech Expansion
Carter Towler has successfully secured a second office tenant for newly refurbished Ambler House on Boar Lane, opposite Trinity Leeds. Innovative debt solutions company, Freeze Debt, has signed a 6 year lease on a 1,070 sq ft 3rd floor suite.
Commenting on the deal, Harriet Lawson said: “It’s really encouraging to have found such a great tenant for Ambler House – especially at a time like this. We have all been facing new challenges and uncertainty since the onset of lockdown, but so far we’ve had an incredibly positive response to the £2m revival of this magnificent Grade II listed building.
“Ambler House is the perfect location for growing companies like Freeze Debt who are looking for distinctive, high quality, centrally located offices. We have a selection of different sized suites remaining within the building ranging from 875 - 3,835 sq ft.”
The entire 14,500 sq ft, 5 storey building which forms an integral part of Trevelyan Square has been extensively upgraded in a complex renovation scheme managed by Carter Towler’s building services division.
Freeze Debt CEO Harjit Moore concludes: “It has been fantastic working with the landlord’s managing agent Petit Papillon and Carter Towler to secure these offices. We are at a very exciting stage in the growth of our business and Ambler House is the perfect base for our expanding team. It will enable us to attract the additional high calibre personnel we want to join us.”
One of Leeds’ Largest Office Lettings of the Year
Leeds Teaching Hospitals NHS Trust has taken a new 7 year lease on two floors of newly refurbished office accommodation at 2 Park Lane. The deal, negotiated by Carter Towler acting on behalf of property company Pullans, is one of the largest office lettings to be completed in the city this year.
The 21,804 sq ft of Grade A office space comprises the first and second floors of 2 Park Lane which overlooks Westgate, the Inner Ring Road and Joseph’s Well.
Long-standing client Pullans has added a spectacular double height glass atrium in addition to extensively refurbishing the ground and five upper floors of the building. The high quality, ultra-modern open plan office spaces have eco-efficient heating, lighting and ventilation systems throughout as well as showers, drying rooms and bike storage facilities.
Andrew Gillam, Head of Property at Leeds Teaching Hospitals NHS Trust, said: “Being able to relocate some 250 colleagues into these new offices is helping us to progress our Building the Leeds Way programme to build a new adults hospital and a new home for Leeds Children’s Hospital.”
“We are pleased to have found such suitable premises close to the hospital and the city centre offering accommodation with on-site parking. It will allow those teams affected by the development work to be co-located rather than being dispersed across the Trust.”
Bruce Strachan, Property Director at Pullans added: ‘’We are delighted to have agreed this letting and to be continuing our long-standing relationship with the NHS here in Leeds. It is rewarding to know we are helping facilitate Building The Leeds Way Programme to deliver new adult and children’s hospitals here in Leeds and aiming to transform healthcare for patients in Leeds and the wider region. It is also testament to the significant investment made in the refurbishment and to introducing facilities designed to support the wellbeing of our customers and their employees.’’
Richard Fraser concluded: “It really is quite remarkable that during such difficult circumstances an office letting of this size and calibre has been successfully completed so promptly. We started negotiations in April and in October Leeds Teaching Hospitals NHS Trust personnel will be relocating here. It’s all testament to Pullans commitment to providing the very best quality office facilities and to the excellent understanding they have of this prestigious client’s requirements.”
International digital marketing agency ICS-Digital has already leased 11,000 sq ft in the building and now just 16,500 sq ft remains available.
Pharmaceutical Giant Triples Production with Move to Birstall
Global pharmaceutical equipment manufacturer Azbil Telstar UK Ltd (Telstar) has relocated to new premises on Dark Lane, Birstall close to the M62 in a deal negotiated by Carter Towler. The property, Hawthorne House, has high quality offices and a large modern warehouse that will enable Telstar to virtually triple its production capacity.
Commenting on the move Telstar Director & Country General Manager Neil Street said: “We design and manufacture containment and aseptic isolator systems for worldwide pharmaceutical, biotech and cell therapy companies. Hawthorne House is an impressive, prominently positioned building with the extra space we need and it is close enough to our previous operation so that we can retain our excellent, highly trained and experienced employees.”
Josh Holmes added: “Our client is delighted that we have arranged this contract so quickly. There was a lot of interest in this property; it wasn’t on the market for very long. Hawthorne House is an attractive, well-appointed commercial property that will make a very fitting UK HQ for Telstar’s expansion plans.”
Carter Towler team effort helps complete Business Park Refurbishment
London-based Gatsby Group has just completed a £200,000 refurbishment of a Leeds business park they recently acquired.
Landmark Court on Elland Road comprises 7 detached office buildings, three of which are currently vacant and being marketed by the Carter Towler office agency team.
Owners Gatsby took the decision to refurbish two of the three buildings and also carry out some external improvements to the park to modernise the accommodation and assist in the marketing campaign.
Carter Towler has recently been appointed to manage the entire estate and Tim Rhodes’ team was heavily involved in organising and supervising the external works.
With our building surveying team negotiating a very satisfactory dilapidations settlement with the outgoing tenant of one of the buildings, it’s been a real team effort providing advice to Gatsby on a number of different levels.
Phil Shopland-Reed, Associate in the office agency team, commented: “Landmark Court is in a great location just a stone’s throw from the M621 yet still within five minutes’ drive of the city centre and now provides really good quality office accommodation with excellent parking ratios in a well-presented environment. We’ve already got strong interest in two of the available buildings and we’re hopeful of welcoming two new tenants to the park in the near future.”
Smaller High Quality Speculative Development Comes to Market
The Corinium Partnership has appointed Carter Towler to market a 45,950 sq ft, 6 unit new build industrial park at Normanton, Wakefield adjacent to junction 31 of the M62.
Commenting on the development Josh Holmes said: “We are really pleased to be marketing Corinium 62. It’s an excellent speculative development that is ideal for trade counter operators and distribution companies. The location is a well-established distribution hub serving the North of England with leading companies such as Bosch, DHL, ASDA, Fyffes and Haribo already located there and of course The Range will be soon moving in a few hundred metres up the road.
“The properties themselves have been carefully designed and include lots of high specification details. There aren’t many smaller industrial units of this high quality in the area, in fact I think this is the first of its kind that we’ve seen constructed in Normanton in the last four or five years.”
One of the units has been pre-let to the engineering trade counter operator Hayley Group. The remaining five units range from 3,250 – 13,500 sq ft.
Former Argos Distribution Centre Acquisition
A huge former Argos distribution centre in Castleford, West Yorkshire is set to be refurbished following its acquisition. Broadland Properties, represented by Carter Towler, has acquired the unit and will now carry out a full refurbishment of the 400,000 sq ft distribution facility.
Set in 20 acres, the extensive warehouse has 36 loading doors, large yard areas and ancillary office space. The newly branded California 400 facility will offer flexible, large scale accommodation.
Commenting on the acquisition Jacques Esterhuizen said: “The investment fundamentals of this property make absolute sense. It comes at a time where supply levels in West Yorkshire are at an all-time low. Being able to offer functional space on economic terms is a real advantage.”
Colliers has been retained as letting agent on the property alongside Carter Towler.
Nearby occupiers at the Wakefield Europort industrial estate include DHL, Bibby, Haribo, Warburtons, ASDA and The Range.
New Business Wins Lead to Agency Expansion
Leeds-based branding agency Spiral Communications is growing and has taken an additional 1,795 sq ft at its offices in Manor House, Manor Street, Leeds. Carter Towler has been appointed to market the remaining ground floor.
The branding company, whose clients include leading financial and banking organisations such as Lloyds, Halifax and TSB, have expanded into the first floor having occupied the top floor of three-storey Manor House for 13 years.
Commenting on the growth of the business Spiral Communications’ Managing Director Simon Turner said: “We looked at many options across the city and had we not been able to take the additional floor we would have reluctantly had to relocate. Thankfully, that was not the case. The entire building has just undergone an extensive £150,000 refurbishment programme and we came to the conclusion that it was absolutely the right place for our continued growth.”
Philip Shopland-Reed added: “It’s an excellent office environment with modern workspaces and great transport links. It’s only five minutes from Leeds City centre and the halo effect of the Victoria Gate and SOYO developments is proving to be very beneficial to businesses in the vicinity. These offices would be ideal for any professional services company or IT & communications businesses.”
Gildersome Spur Benefits from Buoyant Market
Gildersome Spur, one the largest and most successful industrial estates in Yorkshire, is fully let. Tenants for the remaining 43,000 and 20,000 sq ft units have been secured in two deals negotiated by Carter Towler. Gildersome Spur is managed by Orchard Street Investment Management on behalf of St. James’s Place UK Plc.
Commenting on the recent successes Josh Holmes said: “The popularity of this estate is remarkable. In the last 12 months there has been a spike in interest from businesses wanting to move onto the 25 acre site but also from several who are already based at Gildersome Spur and are expanding. Since January 2019 we have signed deals with five companies, all of which are highly regarded.
“The latest two new tenants are no exception. ARC Building Solutions is the market leader in manufacturing and supplying cavity fire barriers to the UK house building and construction markets. The business was looking for additional space in order to double its production capacity following an investment deal with Newable Capital. Their 20,000 sq ft vacated unit was immediately let as expansion space to CD (UK), the £30m turnover solid surfaces company that introduced the iconic marble counter top alternative, Corian, to the UK.”
Carter Towler to Market High Quality Light Industrial Development
Carter Towler has been appointed to market a new build business park at the top of the M606 in Bradford. The development of seven light industrial units, at Alpha Court, next to Prologis Park has now practically completed.
Commenting on the appointment Hazel Cooper said: “We are really pleased to be marketing Alpha Court on behalf of Oakwell Securities. It’s a top quality new development and we are sure there will be considerable demand for these units. The location is excellent being very close to the motor network as well as Bradford city centre transport links. The properties themselves have been carefully designed and include lots of high specification details such as full height electric loading doors, double skin insulated cladding, the latest energy saving lighting and fibre optic connectivity.”
Alpha Court comprises seven units with sizes ranging from 1,367 to 1,974 sq ft arranged around a central courtyard. Two of the units have already been let.
The five remaining properties are perfect for smaller or start-up businesses such as trade counters, warehousing or light industrial companies looking for well placed, quality units. As well as small business rates relief, affordable rents and flexible lease terms are available.
Maximising Property Investments
Carter Towler has assisted Durham Group Estates Ltd with the purchase of Bede House, Belmont Business Park, close to the A1 at Durham and has also been appointed to manage the two storey, 25,000 sq ft office building.
Situated on the edge of Durham city centre, Bede House was purchased off market and will be extensively refurbished before being let.
Commenting on the purchase, Durham Group Estates Chief Executive, Gurpreet Singh Jagpal said: “We are extremely pleased to be adding this sizeable property to our commercial portfolio. It was built in 2001 and is ready for upgrading now. We will be investing a further £500,000 creating contemporary, open plan office spaces with high quality, eco-efficient features such as low energy lighting and air conditioning.
“We have developed an exceptional working relationship with Carter Towler, who already manage all our properties across the North of England, and we know they will help us realise the full potential of this latest investment.”
The refurbishment is underway and due to be completed in September. Bede House will have office suites ranging from 1,000 to 8,500 sq ft and 100 car parking spaces.
Matt Faulkes added: “This is a very attractive modern office building – its brick elevations, curved profile metal roofing and aluminium double glazing are really quite impressive. It’s in a great location too, close to key transport links.
“Our property management team will be ensuring that everything runs smoothly once the refurbishment is completed. We'll be responsible for security and maintenance, ensuring financial compliance, as well as collecting rent and service charges. We are very much looking forward to working with existing tenants and welcoming the first batch of new tenants.”
Leading Industrial Property Investor Chooses Carter Towler
Paloma Capital appointed Carter Towler to market a 23,082 sq ft vacant industrial unit at Marrtree Business Park, Bradford.
The London-based private equity investment company, who recently purchased the entire 206,098 sq ft estate on Bowling Back Lane close to the M606 at Bradford, has just completed an extensive £400,000 refurbishment programme.
Commenting on the appointment Josh Holmes said: “This is a fabulous instruction for us, having jointly advised Paloma Capital on the purchase of the estate, it’s great to be working with them again. The improvements being made at Marrtree are complete now and the available property, Unit 3, will make an impressive headquarters for a distribution or manufacturing company.
“The commitment Paloma Capital has made to the industrial market, not just here in Bradford but across the region, is remarkable. They have been very active acquiring a number of large industrial parks including the 345,000 sq ft Greens Industrial Estate in Wakefield and the 400,000 sq ft Dearne Mills Distribution Centre in Barnsley. The company also owns assets in Rotherham, Leeds and Sheffield and is looking to make further acquisitions.”
Appointments Strengthen Growing Investment and Valuation Departments
Carter Towler has strengthened its growing Investment and Valuation departments with the appointments of Jacques Esterhuizen and Brett Harrison.
Jacques, who has over 10 years’ experience in the investment and industrial markets, has been appointed as a Director and will head up Carter Towler’s Investment team.
Ian Greenwood commented: “We have worked with Jacques on deals many times before and have wanted him on our side for a while now. I am delighted he has chosen to join us, he has established an excellent reputation and I know he will make a fantastic contribution to expanding the reach of our investment services.”
Previously an Associate Director with Cushman & Wakefield, Jacques has been instrumental in a number of high profile investment deals including an NHS Sale & Lease back of 121 staff resident apartments on behalf of AEW, a 200,000 sq ft distribution warehouse on the Bradford Euroway Industrial Estate for a local authority and the Yorkshire BBC Headquarters in Leeds on behalf of Columbia Threadneedle.
“We have also appointed Brett Harrison as an Associate in our Valuation team,” added Ian. “Brett has gathered some very valuable commercial, retail and leisure sector valuation experience working for Colliers and Jones Lang La Salle which we are looking forward to maximising.
“In the last six months we have successfully concluded a number of large investment deals with leading institutional investors and pension funds. These two new appointments will help us ensure that we continue to provide our clients with highly effective investment and valuation services.”
Boston Industrial Investment Purchase
Six industrial units in Sutterton, Lincolnshire totalling 15,934 sq ft were sold off a guide price of £900,000 in a deal negotiated by Carter Towler. The fully let, freehold premises have been purchased by BW SIPP Trustees Ltd.
Located on the Endeavour Way Industrial Estate close to Boston, the modern units are occupied by a range of businesses including printing company Newton Press, window blinds supplier Suntec Blinds and glaziers South Lincs Glass Shop. The current total income generated is £72,980 per annum and the average length of unexpired lease is 4 years.
Commenting on the deal Carter Towler director, David Towler said: “We are delighted with the successful conclusion of this purchase on behalf of our clients BW SIPP Trustees for a number of reasons. The properties themselves are in excellent condition and have very good tenancies in place. The location has the compelling combination of being out of town but also very accessible and near to conurbations such as Spalding, Boston and Peterborough. It’s an attractive and convenient place to work.
The properties at 1-6 Abbissgate range in size from 1832 to 4970 sq ft offering flexibility to potential tenants and the passing rents offer scope for growth.
Significant Central Leeds Retail Appointment
Carter Towler’s retail agency team has been appointed to market Central Arcade on Briggate in Leeds city centre. There are currently four units available in the Arcade ranging from 200-1,500 sq ft. All of the vacant units are on the ground floor with the largest being located directly opposite the entrance to Trinity Leeds.
Commenting on the landmark instruction Pete Bradbury said: “We are extremely excited to have been appointed as agents for Central Arcade. As a relatively small player in the retail sector this represents a significant win for us. We will be providing valuable local knowledge to London-based chartered surveyors Goodsir Commercial who we are working alongside.
“Whilst the properties in Central Arcade are very well designed and maintained, it is their fantastic position in the heart of Leeds’ retail district that sets them apart. The Arcade has a vibrant mix of both national and independent retailer tenants. There has already been considerable interest and we are confident it won’t be long before we are announcing details of a new tenant or two.”
The entrance to Central Arcade is on Briggate, adjacent to House of Fraser. The three storey development links shoppers to Central Road, the Corn Exchange and Leeds Market.
Football Final For 5-a-side Team
Carter Towler’s 5-a-side team recently nearly won the annual Henry Boot charity football tournament. Held in Sheffield on one of the hottest days of the year and competing against 15 other teams from across Yorkshire and Lancashire, the boys put in a great effort but cruelly lost in the final to Sheffield-based team ‘Edge’ in a sudden death penalty shoot-out.
Non-playing Director of Football, Richard Fraser, commented: “Everyone had a really good day out with a great mix of teams from both the construction and property sectors. Each of our players – Zack Sorkin, Will Beddard, Alex Noteman, Jamie Husband, Chris Green and Gary Lewsley – gave it their all and were ‘robbed’ of victory by the closest of margins. It was great to mix with other property-based companies and get our name ‘out there’ with clients and agents.”
The tournament was organised in support of Mind, the mental health charity and raised over £5,000 for this very worthwhile charity.
Shopping Arcade Sale and Management Deals
Carter Towler has negotiated the purchase of a shopping centre, The Arcade, in Ripon on behalf of Frank Marshall Estates. The Bradford-based property investment company acquired the 16,484 sq ft, multi-let arcade from Westcourt Group off a guide price of £2.2m.
The three-storey city centre development which faces the market square has 15 units currently occupied by North Yorkshire County Council and retailers such as Scriven Opticians, Home Bargains, British Heart Foundation and Card Factory.
Frank Marshall Estates has also appointed Carter Towler as managing agents for the properties.
Commenting on the deal Edward Marshall of Frank Marshall Estates said: “In a time of panic in the retail sector, this purchase represents a gem in a sea of rotten apples. As an industrial specialist, in order to maintain our yield profile, we must look to less fashionable assets where there is plenty of growth. Ripon is a thriving city and we look forward to contributing to its growth and development.”
Matthew Faulkes added: “This has been an excellent project to be involved with,”. “The Arcade is in a fantastic location with a vibrant mix of tenants. We are very much looking forward to working together with all the retailers, the Council and Frank Marshall’s team going forward to further enhance the shopping centre.”
Ethical Coffee Company Moves to Mabgate Mills
Ethical speciality coffee company Shiloh Coffee Roasters has moved into a 1,400 sq ft ground floor unit in Mill 6 at Mabgate Mills, Leeds 9 in a deal negotiated jointly by Carter Towler and Atkinson Associates.
Shiloh, which was established in 2016 by Jean and Mark Armstrong, imports coffee from sustainable sources worldwide. The company is moving to larger premises in order to open a coffee shop and expand its roasting operation.
Commenting on the move Jean Armstrong of Shiloh said: “Carter Towler and Atkinson Associates have been fantastic to work with they helped us so much with planning permission and dealing with landlord on sorting out the lease. We are thrilled with the new premises at Mabgate and can’t wait to start sharing our coffees with visitors to our new shop and café.”
Harriet Lawson added: “I’m sure Shiloh’s coffee will prove to be very popular at Mabgate. This part of town is really flourishing now, there are over 30 businesses in the mills alone and of course there are lots of others close by as well as the new Leeds City College Quarry Hill campus which is due to open in September.”
A number of units of varying sizes from 280 – 2,032 sq ft are still available.
New Centre of Excellence for PSG
Property Search Group (PSG), the nationwide property search and legal IT service provider, is opening a new Centre of Excellence at One Capitol Court, Dodworth, Barnsley in a deal negotiated by Carter Towler.
Commenting on the letting, Philip Shopland-Reed said: “PSG has taken 10,000 sq ft on the ground floor at One Capitol Court, which is a considerable proportion of the building. Our client Newcore Capital Management is absolutely delighted, as are we.
“This is one of the largest deals of its kind in the Barnsley area and was concluded really promptly. It’s very encouraging to see a growing business like PSG make such a bold move. We wish them every success.”
Rob Phillipson, chief operating officer of PSG added: “Our business is long established as a market leading provider to the legal sector. We’re rapidly expanding both our client base and the range of services we provide and therefore needed a new home to ensure that we can continue to meet and exceed our clients’ needs. One Capitol Court provides the perfect environment from which to do so.”
The 3 storey, 35,000 sq ft office building is prominently located on the established business park close to junction 31 of the M1.
Senior Management Surveyor Joins Carter Towler
Highly experienced and well regarded property management professional, James Skirrow has joined our property management team. He has previously worked for WSB Property Consultants, CBRE and Savills.
Commenting on the appointment Tim Rhodes said: “We are delighted that James has joined us, having him on our team really is a bit of a coup! He has a great deal of very valuable expertise and is already proving to be fantastic addition to our team.
“James’ appointment coincides with a significant period of growth in our business. We have just been awarded a contract to manage an additional 400 properties nationwide for a long-standing client. This deal brings the total number of properties being looked after by Carter Towler to in excess of 3,500 and will increase our turnover by 15%. We have the biggest property management team in the region and currently collect over £40m worth of rent for our clients.”
James Skirrow added: “Carter Towler has established a fantastic reputation for its property management services and I am very much looking forward to being part of that. Having developed an impressive range of clients across the country and across a broad range of sectors, I am excited to be instrumental in the next stage of development.”
Rare Freehold City Centre Purchase
Carter Towler has negotiated the purchase of 60 Wellington Street on behalf of client, Priestley Investments. The 3,845 sq ft 3-storey property, which had previously been occupied by West Riding Sign & Print for several decades, was sold by CBRE off a guide price of £425,000.
Priestley Investments, part of the Priestley Group, plans to transform the building into contemporary office space with stripped-back interiors and an industrial feel created by exposing brickwork and services.
Nathan Priestley, Chief Executive Officer of the Priestley Group, said: “Thanks to Channel 4’s highly publicised move to the area there is an opportunity to cement Leeds as one of the UK’s core cities positioning it as a cost effective place to do business that equals London and Manchester.
“To achieve this we need more high quality studio and office spaces providing homes for growing businesses. On completion 60 Wellington Street will provide such prestigious accommodation and will attract local and national businesses to the city.”
Richard Fraser added: “Freehold office buildings in Leeds City Centre are rarely available. Being able to find and acquire such a rare commodity for one of our client’s is great news. Refurbishing and converting the building into interesting, industrial-style studio office suites is providing exactly what the market wants at the moment. We are sure the building will let very well once the refurbishment works have been completed.”
Three New Horsforth Lettings
Three new lettings have been successfully negotiated at Jason House, Horsforth on behalf of Jack Lunn (Properties) Ltd.
Growing Leeds digital marketing company Smart Insights is expanding and has moved within the building to a larger suite totalling 3,219 sq ft; knowledge management business Altiar has taken suite 8 measuring 1,195 sq ft and suite 12 extending to 1070 sq ft has been let to Yorkshire Medical Accountants.
Commenting on the lettings, Philip Shopland-Reed said: “We are delighted to have concluded these three lettings. There is a vibrant business community here and we currently have only two remaining suites available. I’m sure they will be let very soon though as there has been a lot of interest.
“This is such a high quality building, the landlord has an extensive on-going refurbishment plan in place which ensures the offices are kept in excellent condition and being just 5 miles from the city centre, Jason House represents excellent value for money.”
New Wakefield Enterprise Zone Premises for GalvanizeUK
GalvanizeUK Limited is now operating from its new premises at the £10m South Kirkby Business Park, Wakefield. The expert steel galvanizing company purchased two units on the Marshall CDP Wakefield Enterprise Zone industrial development late last year in a deal negotiated by Carter Towler and AWS.
GalvanizeUK supply galvanized steel products to companies operating in a broad range of sectors across the UK. Their new 21,500 sq ft operation here in the heart of Yorkshire will bring many much needed jobs to this area. Since they were bought last December the company has been undertaking a very extensive fit out of both units 4B and 4C.
Marshall CDP first commenced this third phase of its speculative 11 acre industrial development in 2014. Of the five new properties built totalling over 104,850 sq ft just one remains.
Hazel Cooper commented: “Unit 4A which is 13,600 sq ft is now the only unit unoccupied; it is competitively available for purchase at £85 per square foot or to rent at £6.25 per square foot. Either way this is a great opportunity for a business looking for a new foothold in the region or for one that is expanding.”
Pat Coffey, Business Development Manager at Wakefield Council who has been very supportive of the development said: “The location is good, being adjacent to the new A628 and just minutes from the A1, A1(M) and M62 motorway network, and there is the valuable added benefit of the Enterprise Zone’s financial incentives.”
Two Additional Lettings at Mabgate Mills

Manchester-based food photography studio Eat & Breathe, has just agreed a 5 year lease on 3,922 sq ft on the first floor of Mill 1 for their second studio meanwhile data consultancy The Data Shed has taken an additional 4,121 sq ft on the fourth floor.”
“We’re delighted that both companies have chosen Mabgate Mills. The facilities available are proving to be very popular with businesses of all sizes particularly those involved in the creative and IT sectors. It’s not just because of how well the mill buildings have been revamped and the flexible tenancy packages but also because of the locality. All the new developments and amenities springing up are having a very positive impact – there really is a buzz about this southern part of the city centre!”
Phil Marshall, managing director at Eat & Breathe concluded: “Leeds is the perfect location for us to span the North across the two studios and having a thriving on-trade creates more opportunities. It is central to the Northern corridor of the M62 which provides a location that is easily accessible for all our clients. We’re looking forward to opening the studio in Spring 2019 and providing a unique space for our clients to create, plan and innovate”.
There are a number of offices available of varying sizes from 1,500 – 4,000 sq ft.
A Three in One Purchase, Letting and Management Deal
Carter Towler and Sanderson Weatherall have just successfully completed the purchase and letting of International House, Guiseley and Carter Towler will also be responsible for managing the property.
The chartered surveyors purchased the 7,292 sq ft warehouse on Ghyll Royd, South View Business Park on behalf of a long-standing client from White & Co Removals with Sanderson Weatherall’s agency team acting on behalf of the vendors.
International House was then refurbished before being marketed and let to Screw Fix in a 10 year lease deal negotiated by Sanderson Weatherall’s and Carter Towler’s industrial agency divisions.
Commenting on the string of deals Matthew Faulkes said: “This has been a fantastic project for us to work on as it shows just how effective our divisions are collectively. The whole process from completing the acquisition deal through to the subsequent lease and property management agreement has been absolutely seamless.
“I am really proud of the strength and breadth of the services we are able to provide but more importantly our client is delighted to have added a new modern warehouse to their property portfolio that has fantastic blue chip, long term tenant and he can rest assured the property and tenancy will be meticulously managed.”
The two-storey unit is close to the A65 and is directly to the rear of the Westfield Retail Park whose occupiers include McDonald’s, Halfords, Costa Coffee, Next and Argos. In addition to warehouse space it has office accommodation, parking for 9 vehicles and a secure yard.

Located on the well-established Rossmore Industrial Estate, one mile west of the M53 Motorway, the steel portal frame manufacturing and warehouse units were purchased off a guide price of £1m and a net initial yield (N.I.Y) of 7.74%. “There was a great deal of interest so we had to act very quickly and decisively to secure this deal. Top quality freehold industrial premises like these are in high demand not just in this locality but across the whole of the North. They will be a valuable additional asset for Oyster Ventures who has an extensive commercial property portfolio.”
Early Interest in Speculative Dewsbury Industrial Park
Construction work has started on a 1.73 acre speculative industrial park at Calder Bank Road, Dewsbury. The 65 tonne steel building frames are currently being erected by the developer, Castleford-based D Noble.
Calder Bank Business Park which is approximately ½ mile south of Dewsbury town centre and close to M1 junction 40, will comprise seven single-storey, light industrial units and is due for completion in March 2019.
Commenting on the development, Josh Holmes said: “It is great to see D Noble Ltd taking the bold move to deliver this scheme speculatively. There is very little industrial stock available locally of this size and quality, so perhaps it’s not surprising that there has been a lot of interest so early in the project. Two units are already under offer which is very encouraging.”
Galliford Try House Sold to Durham Group Estates
Carter Towler has just successfully completed the purchase of an office complex in Wakefield on behalf of its client Durham Group Estates Ltd.

Carter Towler has agreed a deal to manage the company’s former offices in Great George Street. Commenting on the instruction Tim Towler said: “We are delighted to be managing these units for a number of reasons; Treadwell Developments is a great client to work with, architecturally it’s a very fine building and on top of that it holds many good memories for us as a company.
“BP Towler, the business my grandfather started, was based in this building for 20 years. We moved out 23 years ago into 1 St Mark’s Avenue opposite Leeds University before relocating to our current offices in Queen Street at the time of our merger with Carter & Co in 2008.
“In those early days we had just five people looking after around 400 properties. We are now one of the largest property management organisations outside of London managing in excess of 3000 properties.”
Treadwell Developments’ director John Wright added: “We have a well-established working relationship with Carter Towler; my father first appointed them to look after a property he owned back in 1979. They now deal with all the lease renewals, rent reviews, collections and maintenance across our commercial property portfolio and it seems entirely fitting that they should be back in charge at Great George Street, they obviously know this property very well indeed!”

Paradigm will provide a modern working environment for our head office team with plenty of local amenities at the nearby Springs Shopping Centre and with direct access to the motorway network.”
Richard Fraser added: “Renew had a number of very specific requirements not only in terms of the size, quality and look of the building but its environmental credentials too. Paradigm is one of only a handful of BREAAM excellent-rated office buildings in the region which means it’s one of the most eco-efficient. It really is first class.”
£10m Enterprise Zone Development
Carter Towler is marketing the latest phase of Marshall CDP’s £10m speculative industrial development at South Kirkby, Wakefield. The three recently completed units measure 13,600, 10,000 and 11,500 sq ft.
Commenting on the completion, Hazel Cooper said: “Marshall’s have done an excellent job, this phase of the scheme has been completed on time, to budget and the standard of construction is excellent. These three units have the added benefit of being located within the Wakefield Enterprise Zone and therefore come with considerable financial incentives.
“This is a great location in the heart of West Yorkshire and the Enterprise Zone business benefits, including rates holidays on certain units and some fitting out grants, make it a compelling proposition for any company looking for new or additional industrial space in the region.
“The first two companies to move onto the business park, shredding company PHS Data Solutions and commercial vehicle converters VFS, are settling in well and we are sure the remaining three units will also soon be occupied.”

National Grid manages the UK’s electricity transmission network and will have over 50 staff based at Crossgates House.
Richard Harrison, asset manager at Praxis Real Estate Management added:
“Attracting a FTSE 100 company like National Grid to Crossgates House is a real coup and further justifies the landlord’s decision to undertake a comprehensive refurbishment of the building.”
Prestigious 6 Queen Street Letting
Boutique accountancy practice Murray Harcourt has signed a new 10 year lease on over 12,000 sq ft of prestigious Grade A office accommodation at 6 Queen Street, Leeds in a deal negotiated by Carter Towler.
Commenting on the letting, Richard Fraser said:
“6 Queen Street is an outstanding building. Ever since plans to speculatively develop the offices were announced in 2014 there has been a real buzz about it; initially because of the bold move the developers, CDP Marshall and Rockspring made in actually going ahead with the development, then because of the major letting of approximately 50,000 sq ft to Burberry. Then, earlier this year, the building was sold in an off-market deal to the Swiss Life European Properties fund. It has been fantastic for Carter Towler to be involved in the marketing of this fabulous building.”
6 Queen Street is a BREEAM excellent building located in the heart of the Leeds business district and providing a total of 70,940 sq ft of Grade A offices over six floors with three private terraces and basement car parking. Only the first floor, comprising 12,688 sq ft, now remains available.

The dilapidated building has practically been rebuilt and is now back in use with a retail unit on the ground and first floors, and offices on the second.
Commenting on the redevelopment Chris Priestley said:
“This has been an extraordinary project to work on not just because of the historical significance of the building but the extent to which we as a company have been involved.
“Our Building Consultancy team first started on the scheme 18-months ago. We have project managed all aspects of the rebuild including feasibility studies, design and specification, negotiating with Leeds City Council’s planning department and heritage officer, securing funding, overseeing the tendering process and managing the principal contractor.
“We were then joined by our Agency colleagues who then marketed the property and secured a new tenant before the works had been completed. Now we have handed over to Carter Towler’s Property Management team who are responsible for looking after the building going forward.”

“We are very excited about purchasing Leeds House. It is a significant and sizable building and is ripe for redevelopment. We are considering a number of interesting options including a possible residential conversion to the upper floors.”
The ground and first floor of the 13,980 sq ft building are currently retail and office units. The upper floors are vacant.

“This facility will enable us to bring our unique training service skills to the good people of Yorkshire.”

Commenting on the deal Max Vause said:
“This has been a particularly interesting project for Carter Towler. We have not only been directly involved with negotiating the new tenancy agreement on behalf of our client the W A Barker Family Trust but have closely followed the redevelopment of the building and the installation of the brewing facilities.
“Whether people are looking to visit the brewlab of Cold Bath Brewing where recipes are created and honed or for a new drinking destination, we’re sure they’ll really appreciate all the effort that has been put into the new venture. The building was once a garage and the high ceilings and large doors have really added character to the microbrewery, as has the new mezzanine where the brewing process can be seen in action.”
Coldbath Brewing Co was set up by Harrogate friends Jim Mossman Mick Wren and Roger Moxham.
Jim Mossman commented:
“It’s been hard work getting everything just right for the opening of the microbrewery but it’s been great fun. Seeing our own beers in production now is fantastic and the response we’ve had from customers so far is very encouraging.”

The 3,056 sq ft, two-storey premises which were the interior fit out company’s former offices have been purchased by Harrogate-based residential property developers, Truly Alternative.
Commenting on the sale Richard Fraser said:
“We are delighted that this deal was concluded so effectively. Carter Towler assisted Absolute CI with finding and acquiring their new much larger HQ at Hornbeam Park, so to then negotiate the sale of their former premises to Truly Alternative has completed the circle nicely.
“The Old School House is a fabulous building and will be converted into very fine residential accommodation I’m sure, it just wasn’t big enough for Absolute CI who have grown rapidly in the last couple of years.”
Strategic Move For Betfred
Carter Towler has just let 753 Chesterfield Road, Woodseats, Sheffield to Betfred. Acting on behalf of landlord Skinners Ltd, a 10 year lease has been negotiated on the property.
Commenting on the deal Pete Bradbury said:
“Betfred has relocated to this property because it is larger and in a more prominent location. The company previously had an outlet nearby but were looking for more space.
“Whilst many other retail betting companies are adjusting to the recent Fixed Odd Betting Terminal maximum £2 stake regulations, Betfred has reacted positively to the changes and is taking the lead. The new premises in Woodseats are ideal for them and we wish them every success here.”
Speculative Trade Counter Development is Snapped Up
Carter Towler has advised on the successful purchase of a 78,836 sq ft trade counter development on Roundhay Road, north Leeds.
The seven-unit scheme was acquired for a sum in excess of the £9m guide price by London-based investment manager St Bride’s Managers for their St Bride’s Key Cities Partnership.
The former Thomas Danby College site was originally acquired in 2015 by Leeds based property developer Bridge Estates and was redeveloped to create seven trade counter units ranging in size from 2,593 – 35,016 sq ft.
St Bride’s partner Ian Houston said:
“Leeds is one of five cities outside of London that we have identified as key investment locations for us because of the excellent growth prospects. The quality of the scheme, long term income and tenant profile made this an excellent fit for the Partnership.”
Ian Greenwood added:
“Our client, St Bride’s was very keen to add this development to their property portfolio because of its fantastic location and the calibre of businesses that have already chosen to locate here. There is nothing available like this in the Leeds’ area and hence the unprecedented interest in acquiring the development.”
College Trade Park is located on Roundhay Road at the A58/A61 Sheepscar Interchange. The last remaining 2,593 sq ft trade counter unit is available to let.
South Kirkby Industrial Units in Demand
Work has started on the third phase of construction at Marshall CDP’s South Kirkby Business Park. Hundreds of tonnes of steel are currently being used to build three industrial units on the 22 acre site adjacent to the new A628 and close to the A1, A1(M) and M62 motorway network.
Commenting on the development Ian Greenwood said:
“We have already had lots of enquiries about this latest phase which is fantastic as these units are being built speculatively. There is considerable demand for industrial properties like these across the region, the initial phase which started in 2014 completed very quickly and we are very positive that these will be sold or let just as promptly.
“This £2.25m scheme is in a great location in the heart of West Yorkshire and Marshall’s are committed to building top quality premises that are suitable for small to medium sized distribution, warehouse or manufacturing companies.”
The three completed detached units have been bought by PHS and commercial vehicle converters VFS. The remaining three which measure 13,600, 10,000 and 11,500 sq ft will be ready for occupation in May 2018.

Commenting on the deal Josh Holmes said:
“IPIF’s extensive investment in refurbishing and upgrading the trade park has certainly paid off. This was the last remaining property and so it is really satisfying to see the industrial park now fully let.
“Multiparts was looking for larger warehouse and office facilities for its expanding European operations and this established industrial South Leeds location is ideal for them.”

There was a healthy level of competitive bidding as both of these industrial investments offer the potential for further growth.”

“It’s great to see the company doing so well and fulfilling its expansion plans. These are outstanding premises; they are in an excellent location for access to the transport network across the region and are also very well appointed. Commenting on the deal Richard Fraser said:
“Absolute CI asked us to help them find alternative offices because the company had outgrown their current head quarters. We carried out a search of the Harrogate area and identified a number of options.
Following negotiations with the landlord’s agent, Chris Robbins of Robbins Associates, we agreed terms to acquire a sizable part of the ground floor of Gardner House together with a good car parking allocation.
Absolute CI has recently completed an extensive fit-out which looks great. The new premises will make a superb working environment for the company as well as a fantastic showcase for their commercial interior design and refurbishment skills.”
Phil Brown, Absolute CI’s managing director added:
“We carried out an extensive search with Carter Towler and have found our perfect new home. We have seen an immediate positive effect on staff morale and the space allows us to showcase our skills in the very best light.”

Well Deserved Promotions
We are delighted to announce that Chris Lewis and Daniel Duce have been promoted. Chris is now an associate director and Dan is an associate.
Commenting on the promotions Ian Greenwood said:
“It’s great to see these two gentlemen progressing so well; they have both made a fantastic contribution to the business.
“Chris is an extremely loyal and hardworking member of our property management team. Since he joined us aged just 16 in 1989 he has steadfastly developed his career and now manages a very large mixed portfolio of over 200 properties.

Commenting on the recent success Matthew Faulkes said:
“We are very fortunate to have worked for Avignon Capital for many years and it’s fantastic that they have chosen to extend our remit with these new instructions.
“We are particularly pleased to have picked up responsibility for the properties in London. Whilst we’ve been managing properties for clients in the North West, North East, East Anglia and Midlands for some time now, these are our first in the capital.”
In the first contract Carter Towler has been given responsibility for five Curzon art house cinemas in Sheffield, Canterbury, Colchester, Hoxton and Aldgate. PBU UK is one of the UK’s leading industrial drilling specialists whose clients include utility, civil engineering and construction companies such as Balfour Beatty, Amey, Interserve, Morrison Utilities and Essex Water.
Commenting on the deal Josh Holmes said:
"Helios 47 is well placed as it is close to the A1 and M1 and means PBU UK’s staff will have easy access to the motorway network. They operate all over the UK and were looking for a large secure base in Yorkshire to strengthen their service provision in the region.
This deal was concluded very swiftly with the new tenants moving in immediately after the previous tenants departed. Top quality premises like these continue to be in short supply."
Domino Effect
Carter Towler has just let 95 Main Street, Bingley to Domino’s Pizza.
Commenting on the deal Pete Bradbury said:
"I’m sure Domino’s will prove to be very popular here, the property is in a great location close to the centre of Bingley and just a few minutes’ walk from the train station. It’s a very strong brand and our client is delighted with the 20 year lease we have negotiated.
"While we were working on the deal, the property next door became available and we agreed a three year lease on that one too – you could say there’s been a bit of a domino effect!"
The adjacent retail unit has been let to Gather, an events company that sells party accessories, runs party workshops and provides bespoke event advice.
Car Care Plan Expands Bradford HQ
Carter Towler has sold three offices at The Courtyard Mid Point Business and Leisure Park, Thornbury, Bradford to Car Care Plan.
Acting on behalf of Leeds-based Keyland Developments Ltd, the 9000 sq ft freehold offices have been acquired by the expanding automotive insurance company.
Commenting on the sale Richard Fraser said:
"Units 2, 3 and 4 were the last three offices available at Mid Point so this has been a very satisfying deal in a number of respects. Our client Keyland is pleased that the commitment they made in developing the business park has proved to be so worthwhile. The confidence they had in Bradford has been endorsed by leading companies such as Car Care Plan investing here."
Ryan Unsworth, Keyland’s development manager added:
"The scheme is now fully occupied and this latest sale reinforces the current high demand for well located, modern business accommodation within the Yorkshire region."
Mid Point is located on the western edge of Bradford close to the M62, M621, M1 motorway network and Leeds ring road. Other companies located at the business park include Loop Customer Management, Ellis & Everard (UK Holdings) Ltd and Fiske Food Ltd.
Quick Succession of Deals for Carter Towler
The investment division of Carter Towler has recently concluded three commercial property deals totalling over £4m.
We completed the £750,000 purchase of a 17,000 sq ft warehouse in Pym Street, Hunslet, Leeds on behalf of investment company Oyster Ventures Ltd earlier this month. The modern industrial unit is currently let to Vantage Motorhomes on a 5 year lease.
In a second deal negotiated by Carter Towler, Oyster Ventures, based in Jersey, also purchased Booker Wholesale’s warehouse at Coopies Lane Industrial Estate, Morpeth. The 32,000 sq ft cash and carry was sold by Palmbest Ltd off a guide price of £1.7m.
Finally Carter Towler negotiated a sale price of over £1.5m on behalf of Northern Irish real estate company Kesh Properties Ltd for a 32,354 sq ft industrial premises in Derbyshire.
David Towler commented:
“These three deals have followed in quick succession which is indicative of just how buoyant the market is for commercial investment property at the moment, not just here in Yorkshire but across the country. There is a lot of interest particularly in properties with secured long-term tenants.”
Record Results and Senior Promotions
Carter Towler has continued to strengthen its leading position in the property market over the past twelve months. We have increased year-on-year profits by 15%, made two senior promotions and appointed six additional staff.
Commenting on the company’s success Ian Greenwood said:
“We have been consistently active across all departments – retail, office, industrial, property management and building consultancy – and this is reflected in our solid financial performance.
“Succession planning is of course instrumental to our continued growth and therefore I am extremely pleased to welcome Josh Holmes and Chris Green to the Carter Towler board. Their promotions are well deserved.”
The company also welcomes six new recruits: Max Vause, trainee surveyor; Chris Harrison, assistant surveyor; Mark Marshall, compliance co-ordinator; Zack Sorkin, graduate property management surveyor; Kim Gray, credit controller and Gary Lewsley, service charge manager.
Biggest Out-of-Town Office Sale
Carter Towler has concluded the sale of Brabazon House, the largest out-of-town office building in Leeds to be sold so far in 2017.
The 28,350 sq ft property at Turnberry Park, Gildersome, south west Leeds was owned by The Police and Crime Commissioner for West Yorkshire and has been sold off a guide price of £2.25m.
Commenting on the sale Richard Fraser said:
“It has taken us just six months to find a suitable buyer and negotiate the deal which is fantastic for such a large out-of-town office property like this.”
Adjacent to the M62/M621, Brabazon House was recently vacated by West Yorkshire Police who have moved to new headquarters at Normanton, Wakefield.
£1.4m industrial premises investment
Carter Towler’s industrial team has successfully agreed the sale of a 14,666 sq ft, £1.4m property at West 26 Business Park, Cleckheaton.
The distribution premises on Whitehall Road adjacent to Junction 26 of the M62 are currently let to central heating boiler manufacturer Vokera until 2030.
Commenting on the sale, Josh Holmes, said:
"We are delighted with the deal agreed. There has been a lot of interest in this distribution and training facility from investors not only because of its size and excellent location, but because of the strong occupational lease in place with Vokera. The market for quality industrial premises like these is still very buoyant."
Really Useful Location for Expanding Child Safety Company
Innovative nursery safety products company, Lindam has signed a 5 year lease on a new larger property.
Owned by US-based Munchkin Inc, Lindam is moving its UK distribution operation from Thorp Arch Trading Estate, Wetherby to the new industrial development owned by Really Useful Products at Whistler Drive, Glashoughton.
Josh Holmes said:
"It was very shrewd of Really Useful Products to invest in developing this purpose-built facility – there really is a shortage of industrial premises of this size and quality in the region. The entire development covers 13.3 acres and Lindam has taken 82,000 sq ft in order to expand their operations. Ultra Proud of our Colleague Josh
We’re a sporty bunch at Carter Towler. There are some very keen cyclists, golfers, footballers, badminton players, gym bunnies and runners amongst us...and then there’s Josh! Josh Holmes’ love of sport puts him pretty much in a league all of his own.
Having recently completed the 40 mile Oldham Way Ultra and a 70 mile Ironman triathlon he decided to push his stamina to the max and try an even more challenging event – Rat Race’s The Wall. Just a couple of Saturday’s ago, while the rest of us were out shopping or mowing our lawns, Josh was running the 69-miles from Carlisle to Newcastle along Hadrian’s Wall.
“It was harder than I thought it would be!” says Josh.
“The sun was shining brightly and it was already pretty warm when we set off at 7am. It continued to get hotter throughout the morning making the task of running all that distance twice as hard as it should have been.
“I ran well for the first 45 miles and surprisingly found myself in the top 10. However the heat started to take its toll and I ended up shuffling the next 20 miles. I eventually decided to stop and compose myself, and somehow managed to muster enough energy to jog to the finish.”
Josh finished in 28th place with a very impressive time of 13 hours 54 minutes and raised £1,700 in the process for Cancer Research UK. For his next challenge he is mulling over the idea of tackling the 100 mile White Rose Ultra in November, at least it should be a bit cooler by then!

Commenting on the lettings, Philip Shopland-Reed said:
“There are a couple of suites still available in both properties but we know they won’t be for long! The market for quality, small to medium-sized offices such as these is currently very buoyant especially in out-of- town locations such as Horsforth. The excellent local amenities including shops, cafes and leisure facilities coupled with good transport links makes Jason House & Feastfield very desirable places to work.”
WSB and Carter Towler acted as joint agents on these lettings.

"It meets all the city council’s investment criteria, as the three industrial units will provide a strong rental income stream in the years to come. There is a massive pent-up demand in West Yorkshire for units of this size, while their location, at the heart of Yorkshire’s superb motorway network and within the Enterprise Zone, makes them especially attractive."

“Carter Towler won this instruction via competitive tender and, we are confident these sizable properties have a lot of potential. There have already been some enquiries from companies expressing an interest in refurbishing or redeveloping them.”

We will be assisting with identifying further suitable tenants for the empty properties, as well as providing the full range of professional management services.
"It’s fantastic to see another Australian organisation showing such confidence in the City – it’s just what Bradford needs. First we had Westfield’s Broadway scheme and then Redfern Travel was purchased by Brisbane based Corporate Travel Management."
Carter Towler manages over 3000 properties across the UK, many of which are owned by international investors based in countries such as the USA, Africa and Israel but this is its first Australian client.
Speculative development success
Together with Robert Austin & Co we have successfully let 7 units at a new Normanton industrial development. Speculatively developed by Oakwell Securities, it has taken just 6 months to find tenants for each of the buildings at Valencia Court. The new tenants include Siemens, Vanguard Security and AC-Sys Ltd.
Commenting on the success of the development Mathew Austin of Robert Austin & Co said:
"It’s great to see how successful this project has been. The units range in size from 1,500 – 3,200 sq ft and are ideal for light industrial businesses, those requiring smaller warehouse spaces or as trade counters.
The properties were released in May and it has taken just 6 months for the scheme to become fully let. Suffice it to say, all parties are very pleased with the progress of the development."
Josh Holmes added:
"We were very confident Valencia Court would prove to be a popular scheme and it has! There is considerable demand for high quality, smaller units like these across the region."
Headingley Hat-trick for Retail Team
In the last few of months we have successfully negotiated a hat-trick of new leases in Headingley. Our retail team has brokered the deals, two for properties on North Lane and the third on Otley Road, all with separate landlords.

Speculative Industrial Units for Aire Valley Enterprise Zone
Carter Towler will soon be marketing a number of small and medium-sized industrial units at Thornes Farm Industrial Estate, part of the Aire Valley Enterprise Zone.
The speculative units are part of a development proposed by Leeds-based ACS Stainless Steel Fixings (ACS), the leading building structural components manufacturer.
ACS has applied for planning permission for a number of trade counters and industrial units ranging from 2,650 to 8,650 sq ft.
Josh Holmes added:
"ACS is a progressive company and it’s fantastic to see them doing so well. It might seem to be a bold move to construct these premises but there are very few smaller, good quality, industrial premises available in the region. We know there is demand. “The added financial benefits offered by the Enterprise Zone in the form of rates relief, will make the Gateway Trade Park even more appealing to businesses in search of a new location. We are looking forward to marketing the new units very much."

Harvard Engineering has a 15 year lease on the property which has a further 10 years to run.
Louis Duffield, Investment Manager at Avignon Capital added:
"We continue to grow our UK portfolio and recognise new acquisition opportunities. Tyler Close was attractive to us as the property is in a strong industrial location, which is also benefiting from further development. It is a large, high quality, recently refurbished industrial warehouse and office facility which is being put to great use by an innovative manufacturing tenant; we are delighted with the purchase."

Commenting on the letting, Richard Fraser said:
"There is a shortage of quality children’s day care facilities in the city centre; it’ll be a fantastic addition to the amenities available to families living and working in the city centre."
"Twinkles Nurseries has been a great client to work with, they are a very enlightened and progressive business whose track record in providing top quality early years childcare speaks for itself. They have won a whole host of awards and are growing steadily."

Carter Towler has just concluded the purchase of Zicon House, Wade Lane, Leeds on behalf of a Middle Eastern investor who has plans to convert the 3 storey 23,000 sq ft office block into apartments.

Commenting on the deal, Carter Towler director David Towler said:
"This is the seventh deal we have done with Leeds-based property company YPP who represent this client and we are thrilled with the successful outcome of this particular deal. We had to act quickly to tackle one or two challenges including negotiating the removal of a restrictive user covenant. The market is very buoyant at the moment; there was a lot of competition."
Plans to convert the building from office to residential use have been made possible by the Government's relaxation of the planning regulations in the form of temporary permitted development rights. These changes have facilitated a raft of conversions and have contributed considerably to the vibrancy of the city centre. There is now a plethora of new private and student living accommodation under development.
Abdulaziz Al-Nujaifi of YPP added on behalf of the purchasers:
"Leeds is a prosperous city and the area around the Arena has a great deal of potential. Our other developments in the city have been very well received; indeed Q One, formerly Brunswick Point, which is adjacent to Zicon House and which we recently completed, is now fully let and occupied."
"We are already seeing significant new investment in the hotels, restaurants, bars and shops close to Zicon House and are confident our apartments will provide very attractive and conveniently located homes for people working or studying in the city centre.

It's good to see the site being revitalised."

Airedale House comprises some 5,400 sq ft of high quality air conditioned offices with parking. The property has been sold following a successful change of use application to The Ashley Gospel Hall Trust.
J M Glendinning Group CEO, Paul Glendinning, commented:
"The rapid expansion of our business necessitated a relocation to our new Head Office, Elmwood House in Guiseley. Airedale House became surplus to our needs but hit the market at a challenging time. The Agency team at Carter Towler showed great patience and perseverance in getting the sale over the line. We're delighted with the outcome."
Middlesbrough Industrial Park Is Fully Let
Carter Towler's Property Management team is celebrating the conclusion of an intensive 30 month project - the revamping and letting of a 9 unit industrial park in Middlesbrough.
Since being appointed in 2013 by client Bawnmeadows Properties, we have systematically upgraded the entire 15,492 sq ft freehold Murdoch Road site at Skippers Lane Industrial Estate close to the A66.
All brickwork, roofing and exterior fittings have been repaired or replaced and additional improvements such as on-site security and monthly maintenance services are also being provided.
Property Manager, Heather Aspin commented:
"The industrial park was purchased by our client from the Receiver and was in a rather sorry state. Now it has been transformed and is attracting a lot of interest from local businesses looking for smart and flexible premises. It's really satisfying to see the estate fully let and bustling with activity."
Creative Pre-Let
Our Office Agency team has just successfully pre-let offices in Headingley to marketing company, Principles Agency.
Acting on behalf of property development and investment business, ATC Properties, Carter Towler has negotiated a 6 year lease on 8,900 sq ft at White Rose House, Otley Road. Previously let to Leeds City Council, the suite of offices has been extensively refurbished.
David Barrass, ATC Properties Managing Director said:
"I am delighted with our new tenants. Principles is a very well established business with an excellent reputation."
"Two other premises were shortlisted alongside White Rose House but the plethora of local amenities really worked in our favour. Headingley's vibrant shopping, cafe and bar scene clinched the deal."
Carter Towler's Richard Fraser concludes:
"Headingley has always been a popular choice for businesses in the marketing sector and Principles move from Roundhay really consolidates that."
Staying Local Makes Sense
Electrical goods company Hisense has taken 5,100 sq ft of offices at Meadow Court, Millshaw, Leeds 11. The company is the UK-subsidiary of one of the world's biggest manufacturers of flat screen TVs, smart phones and household appliances. It had outgrown its original premises just a stone's throw away.
Commenting on the relocation Richard Fraser said:
"Hisense was very happy with its location; Millshaw is so close to the motorway and city centre, as well as being handy for a number of retail parks along the outer ring road such as White Rose but they needed more space. These top quality offices were available at competitive rates and a lease for 5 years has been agreed."
Meadow Court is a courtyard style development of 5 modern two storey brick office buildings.
Thompsons Solicitors Relocate
Acting on behalf of one of Schroder's office investment funds Carter Towler's Office Agency team has just concluded a deal with Thompsons Solicitors LLP. The legal practice has offices across the country and was looking to relocate its established Leeds team.
Following a thorough search, Thompsons selected the recently refurbished 7,250 sq ft ground floor office suite at Coverdale House on East Parade in Leeds City Centre.
Commenting on the relocation Richard Fraser said:
"It's always great working with thriving companies that need new premises and we are particularly pleased with Thompsons' choice. The offices and the location are perfect for them; they're in the heart of the legal/business district and are complemented by an excellent range of shops, cafes and transport links."

Commenting on the sale Josh Holmes said:
This was a great project to work on, both the client and the purchaser are really pleased with the outcome, and so are we.
"VSC has won a number of significant new contracts for its police and ambulance vehicle conversions in recent months and needed additional design and production facilities. It's good to see a local manufacturing company doing so well."
Healthy Expansion
Our Office Agency team has successfully let 8,700 sq ft at No. 1 Trevelyan Square to the Department of Health.
Situated just off Boar Lane and opposite Trinity Leeds, the offices will facilitate the government department's expansion. The third floor space has been leased for 3 years.
Commenting on the deal Richard Fraser said:
"Trevelyan Square is a very attractive courtyard of fabulous buildings - this is one of the oldest squares in the city centre. The building is very well maintained and provides those working there with easy access to car parks, the station and of course all the city centre amenities are right on the door step."
New Leeds HQ for Beauty Brand
On behalf of Caddick Developments Limited and Prose Investments Limited we have just completed a new letting to High Definition Group who has taken a 5 year lease on premises at Rose Wharf, Leeds.
The 7,000 sq ft Riverside Suite will be the UK headquarters for the rapidly expanding eyebrow treatment brand which was originally founded in South Elmsall in 2008.
Joanne Kennedy, High Definition Group Managing Director commented:
"Our investment in these premises is about building the future of the High Definition brand. We have been able to create a space that not only meets our needs but importantly creates a statement about the kind of business we are: ambitious, forward-thinking, and well established, with a timeless, elegant edge."
The landmark building is an award winning conversion of a Grade II former flax mill, providing large, light and character-full office space.
Property Management Success
Carter Towler's Property Management team have also been celebrating. A private client has instructed us to provide a full property management service for 32 properties across Yorkshire and the North of England. The properties are both stand alone and multi-let and include retail, leisure, office and industrial units.
Commenting on the contract, Tim Towler said:
"This is a fantastic piece of business for Carter Towler because it not only draws on our knowledge and experience in property management, rent collection, maintenance and service charge administration, but also draws on the full breadth of other services we provide, including lettings, professional rent review and lease renewal work and refurbishment. The work extends beyond what is usually considered to be our normal geographical reach, the Yorkshire Heartland, into Lancashire and the Midlands."
"As well as looking after all aspects of managing the occupied properties in the portfolio, we will also be assisting the clients with income stream solutions on a small number of unoccupied units."
'Deal of the Year' Winners
Carter Towler is delighted to have scooped the Yorkshire Business Insider Property Deal of the Year award for its work in marketing and letting of the XL industrial park at Link 62 Normanton.
Working on behalf of developers, Marshall CDP, the 525,000 sq ft development represents the biggest single property let in the company's history.
Ian Greenwood commented:
"We are especially proud of this deal not only because of the sheer scale - at 525,000 sq ft this is one of the biggest industrial properties in the region - but also because of the excellent working relationships fostered between all parties.
"Working closely with joint marketing agents CBRE, we have managed to secure a fantastic tenant, Poundworld Retail Limited, who will be opening a new distribution centre and creating 300 new jobs as part of its ambitious expansion plans."
The bargain retailer was keen to enhance distribution capabilities here in its Yorkshire heartland. We let them their 215,000 sq ft warehouse facility at Axis 62 (adjacent to Link 62) five years ago and we are delighted to be working together again now.

Commenting on the deal Ian Greenwood said:
"This has been an exceptional project on many levels for Carter Towler. Working with one of the UK's favourite retail brands and one of the biggest property funds is a real coup. The market is highly competitive and we've managed to broker a fantastic forward funding deal which is a great result."

The estate was fully refurbished prior to the sale, a project which was managed by James Gibson of Carter Towler's Building Consultancy team.
Kass Bathrooms are to occupy circa 55,000 sq ft of the estate and have agreed to let the remainder to Viamaster in another deal that was brokered by Carter Towler.
Josh Holmes, who put the deal together, commented:
"Kass had been looking for a freehold opportunity in South Leeds for a long time and Bruntcliffe presented a perfect opportunity for them with expansion space to move into as their business continues to grow. The freehold market is going from strength to strength and with a lack of available product we are seeing a lot of interest when we put a freehold unit on the market."

Following a number of deals completing within a matter of weeks, 31/32 Park Row is now 90% let with only two suites remaining in the building.

They follow in the footsteps of a number of major regional and international occupiers that have decided to locate themselves at Trident Park, including Bosch Rexroth, Fyffes, SEW and Forza."
