30 Acre Development Site Instruction at Normanton

Carter Towler, acting on behalf of PPG Land Limited, have recently sold a high quality city centre investment at 41 St Paul's Street, Leeds.
The attractive Georgian building, which has been comprehensively refurbished throughout, comprises ground floor retail space with four floors of offices above.
The property is fully income producing and has a rent roll of £96,935 per annum, which includes long term income from the ground floor letting to Philpotts Limited, as well as short term income from the offices above, which are occupied by a number of tenants.
The property has been sold to a local property company for the price of £930,000 and a net return of 9.85%.

Bosch Rexroth

Carter Towler have recently been instructed to monitor the construction of a new Northern facility for Bosch Rexroth at the prestigious LINK 62 development at Normanton, Wakefield. Carter Towler will also be managing the extensive fit out of the building having forged strong links with Bosch Rexroth during the process of sourcing a development suitable for their needs. Commenting upon the instruction, Chris Priestley the Head of the Building Services Department; said 'This represents a massive leap forward for an already up and coming department. This instruction should highlight to existing and future clients the full range of property services the team at Carter Towler can offer'.
The proposed development will offer 44,000 sq ft of floor area, including 12,000 sq ft of high quality office accommodation over two floors. The facility brings together a number of companies within the Bosch Group with completion of the main build scheduled for early Autumn 2012.

Carter Towler, acting on behalf of national clients, have sold a former Milk Depot and premises at Haxby Road, York.
The property which comprises a building of 14,733 sq ft on a site of 0.55 acres, has been sold to Niche Homes for a price of £400,000.
The purchaser has obtained planning permission to carry out a residential development on the site consisting of 7 family houses and 6 two bedroomed apartments.

The Office Agency Department at Carter Towler has recently let a 10,000 sq ft Grade A office building at Thwaite Gaite, off Hunslet Road.
Acting for the landlord, PPG Land Ltd, the INDIGO building has been let to SRCL, the UK’s leading healthcare waste services company.
The transaction is the third largest out of town office letting in the last 12 months, with Carter Towler also being involved in the other two.

Two Shops Let in Skipton Town Centre

Carter Towler acting on behalf of private clients have negotiated lettings of Units 1 and 2, 8 Swadford Street, Skipton.
Unit 1, which comprises a prominent corner retail unit with ground floor sales of 850 sq ft, plus additional retail space on the first floor and storage accommodation on the second floor, has been let to Hilary Lightfoot for use as a cookware shop plus associated cake shop and cake decorating business.
A ten year Lease has been agreed with a rent review after five years and at a commencing rent of £20,000 per annum, and with phased increases to £27,500 per annum in year five. The Lease also incorporates a tenant's break clause at the end of the fifth year.
The tenant is already trading in the centre of Skipton, and has taken the new premises to provide her with extra space as well as a more prominent location.
Unit 2, which comprises a well proportioned ground floor sales area of 1,650 sq ft, plus additional storage and office accommodation on the first floor has been let to multiple toy retailer, Conways Toymaster Limited.
A ten year effectively full repairing and insuring Lease has been agreed at a rent of £32,500 per annum. The Lease incorporates provision for a rent review at the end of the fifth year, as well as a tenant's break clause at the end of year five.
Both the tenants have signed their new Leases in time to fit the premises out ready for Christmas trading.

Carter Towler are pleased to announce a new addition to their Building Services Department.
Chris Priestley, joined Carter Towler on 13th June 2011, from PSK Prout Tilbrook.
Chris graduated from Sheffield Hallam University in 2002, with a BSc(Hons) Degree in Building Surveying and was elected a member of the RICS in 2007. Chris is also a Prince2 qualified Project Manager.
Before joining Carter Towler, Chris worked for over 7 years at PSK Prout Tilbrook focusing on management of Planning Maintenance works at a number of Shopping Centres and commercial properties throughout the North. More recently Chris was involved in the Management of a series of Capital Investment Projects at the University of Bradford.
Chris' experience extends throughout the full range of Building Services specialising in Dilapidations Negotiations and Project Management of large scale construction scheme.

Carter Towler are pleased to announce a new addition to their Management Department. Alex Wilkinson joined Carter Towler on 5 May 2011 as a Graduate Management Surveyor.
Alex graduated from Northumbria University with a Bachelor of Science Honours Degree in Estate Management. Before joining Carter Towler Alex worked for the Co-operative Group in their Estates Department.

Unit 4 Pentagon

Carter Towler have negotiated the sale of Unit 4, Rubicon Square, Thorp Park, Leeds, a modern high quality two storey detached office building of 4,000 sq.ft. with 16 car parking spaces. The building, which attractive strong interest, has been sold to Back Up Technology Limited, a global service provider specialising in disaster recovery and online solutions. A price close to the asking price of £480,000 was achieved.

Create arrive at Atlas House

The retail agency team have recently completed the letting of a landmark restaurant building in the Heart of Leeds City Centre. The 5,000 sq.ft fully fitted restaurant and bar at Atlas House on King Street has been let to The Create Foundation an award winning social enterprise. The restaurant development will headed up by national executive chef Richard Allen. Richard said this week, "with a great modern look inside and a menu of modern British classics, we believe that this restaurant will be unique in Leeds"

Acting on behalf of Jack Lunn (Properties) Ltd. of Pudsey, Leeds, we have recently successfully sold the freehold interest in Building D at Bradford Business Park to Bosideng UK, t/a Greenwoods Menswear.
Building D Bradford Business Park was the final remaining office building at this substantial Business Park and comprised 9,700 sq. ft. of high quality office accommodation within a detached three storey building.
This sale follows the previous letting of Building E to Driver Hire in 2009 of Building E which comprised 7,075 sq. ft.

Acting on behalf of South Parade Properties LLP we have recently project managed the refurbishment of 12 South Parade, Leeds 1.
Having advised South Parade Properties LLP on the acquisition of the building during 2010 by way of a competitive informal tender we then provided further advice and recommendations regarding the refurbishment of the building.
Our Building Services team was appointed to oversee the refurbishment of the building by Absolute Contract Interiors Ltd. of Harrogate in conjunction with our office agency team who provided advice on the requirements and demands of the current Leeds office market.
The refurbishment of the building has recently completed and marketing of the available suites is well under way.

Stadium Gate

On behalf of Sterling Investments of Thorpe Arch near Wetherby, Carter Towler have now concluded the letting of Stadium Gate, a modern distribution premises of 63,000 sq ft off Dewsbury Road in South Leeds. The building has been acquired by TNT as a new strategic distribution centre. As part of the deal the yard is being extended to give approximately 1 acre extra of secured trailer parking.
Carter Towler advised the landlord throughout the lengthy negotiations and were delighted to agree competitive terms on their behalf on the basis of a 5 year deal.

The Calls

Acting on behalf of Yorkshire Design Group, Carter Towler have recently completed a number of lettings. Fish4 Trading Ltd have relocated from Wellington Street and taken 4,000ft2 on the top floor of 46 The Calls.
At The Old Brewery, a local brand design company called The Spirit Of and recruitment specialists Langley Scott have occupied two small suites of 1,300ft2 each. The Calls area continues to be a destination for creative, forward thinking companies.
