Cookridge Hospital Deal

Carter Towler have acquired a former Yorkshire hospital on behalf of clients Chartford Homes and J. Pullan and Sons. Cookridge Hospital which until 2008 specialised in the treatment of cancer patients has been purchased by the joint venture partnership in a £4.5m deal for housing development.

The 19.5 acre site which is located on the outskirts of Leeds has been bought by house builder Chartford Homes in partnership with property group J Pullan & Sons. The partnership stepped in to buy the former hospital from Leeds Teaching Hospitals NHS Trust after negotiations to sell the site to a national housebuilder stalled.

The site, which consists of grade two-listed hospital buildings, a 16,000 sq ft office building, other structures and land, has planning approval for around 248 properties comprising a mix of new build houses and apartments, some of which will be created within existing buildings.

Leeds-based Chartford, a wholly owned subsidiary of property developer Bracken, is set to begin work on the site immediately by carrying out demolition and enabling works. The first 24 homes are set to be completed later this year, with prices starting at around £175,000.

Chris Thompson, Chartford's managing director, said the deal showed the confidence the company had in the housing market and are delighted to be working in partnership with J Pullan & Son again who in addition to their financial strength bring years of development experience with them, particularly in the refurbishment of listed buildings.

A promising start to 2010

Carter Towler are pleased to disclose the details of several recent deals and contracts completed towards the close of 2009 and the start of 2010.

Investment Sale

Carter Towler have recently sold an investment property on behalf of Muse. The Bungalow at Gilcar Way in Normanton was sold to a private investor and achieved a price of £300,000.

The building was originally a marketing suite for Amec Developments when they first required all the Europort land around Wakefield for re-development.

Carter Towler had let the 2,500 sq ft building in June 2009 to the Mid-Yorkshire NHS Trust on a 6 year lease for £30,000 p.a. and it was sold as an investment.

Management Contract

Carter Towler have recently won the management contract for six office buildings at Temple Point for Bluehall Properties Limited.

These buildings form part of the Temple Point development by Amco/Tolent-Bluehall Properties who are based in the North East and have a large property portfolio mainly in the North of England.

Sale of Doctors Surgery in Harrogate

Carter Towler have secured a sale of the former Doctors surgery on East Parade in Harrogate. The surgery was one of 5 or 6 practices that have been merged together into one super practice.

There was a very good level of interest in the property due to its proximity to the station and Harrogate town centre. The property was sold in excess of the asking price which highlights the scarcity of Freehold property available in and around the immediate outskirts of Harrogate and the good level of demand for such properties.

Future Forwarding Deal

Carter Towler have secured a deal at Bruntcliffe Avenue, Morley. The 34,500 sq ft Industrial Unit was sold by Future Forwarding to Viamaster Transport Ltd in the region of £2M in October 2009.

Bruntcliffe Avenue, Morley is a modern light industrial unit with an ideal location for such a company with close proximity to the M1, M62 and M621.

Howley Park Business Village Deal

The owners of Howley Park Business Village at Morley have recently announced another letting of one of their "Business Village" office buildings.

Proving that there is still life in the Business Park office market around Leeds, J Pullan & Sons Ltd. have recently let Unit 21 Howley Park Business Village to UK Car Exchange Ltd., a new internet-based car sales operation.

UK Car Exchange Ltd. have agreed a new three year lease of this high quality self-contained two storey office building.

Bruce Strachan, Property Director of J Pullan & Sons Ltd., commented "we are delighted with the latest letting at Howley Park Business Village. We are now over 80% let and have serious interest in the remaining units".

The agents acting for the developer are Carter Towler LLP and Lambert Smith Hampton, both of Leeds.

Gildersome Spur Deal

The lease has completed on 42,600 sq ft of industrial space at Unit J, Gildersome Spur. The unit was let to CAT Logistics.

Carter Towler were joint agents along with DTZ working on behalf of the owners, Standard Life.

Leeds Triathlon

On 27th September 2009, Richard Fraser of Carter Towler took part in the Leeds Triathlon at Roundhay Park. The event was organised by Xtra Mile Events and over 300 competitors took part from the North of England.

The event started at 8am and incorporated a 1,500 metre swim in Roundhay Park Lake followed by a 40.2 kilometre (24.9 miles) cycle ride around North Leeds outside Roundhay Park and a 9.2 kilometre (5.7 miles) run within Roundhay Park.

Richard completed the course in 3 hours and 8 minutes and came 216th overall and 26th in his age category (45-49). The winner, a professional triathlete completed the course in 2 hours and 9 minutes (age category 35-39). Richard said the lake was 14ºC and although it was not the most enjoyable experience of his life, he is keen to take part again next year to try beat his target time of 3 hours.

There were several other Leeds surveyors who took part, namely Tom Brammeld from Jones Lang LaSalle, Adam Varley from Lambert Smith Hampton, Glen Levison from Sanderson Weatherall and Tony Morton from Landmark Developments.

Carter Towlers' Charity Challenges

Carter Towlers' Charity Challenges

On 1st August 2009, 11 members of the Carter Towler team took on the Yorkshire Three Peaks to raise funds for St Gemma's Hospice, Leeds.

Despite torrential rain the team set off on their challenge at 7.15am and managed to complete the course in 11 hours, an hour under the 12 hour challenge.

£1,500 was raised in aid of St Gemma's and we are already looking forward to next years charity challenge. A sponsored sky dive is on the cards.

In addition, on Sunday 22nd November 5 members of the Carter Towler Team took part in the Leeds Abbey Dash, a 10km road run in aid of Help the Aged.

Carter Towler involved in Barnardo's Fundraiser

On Thursday 22nd October four members of Carter Towlers agency team (pictured) joined up with various other local agents to play in a charity football match against a team of clients and former professionals. More than £22,000 was raised for children's charity Barnardo's. The match was followed by a fundraising dinner.

The match played at Elland Road ended with a win of 3-2 for the Ex Professionals and Clients. The Clients team had players from Stirling Investments, Bruntwood, Walker Morris, Wilton Developments, Flats in Leeds, Bracken Developments, Caddick Developments, Jack Lunn, Commercial Estates, Tamsland, DP Auton Property, Scarborough Group, Barratt Homes and former professionals; Dean Windass, Craig Hignett, Andy Couzens and Leeds Boss Simon Grayson. The game was refereed by Martin Atkinson the Premier League official.

The fundraising dinner, attended by 500 senior business figures raised money through a raffle, a charity auction and various games. The audience was entertained by Leeds United legend Norman Hunter, and the evening was compered by Yorkshire Radio's Ben Fry.

Lettings double for land securities at city exchange

Land Securities has completed lettings totalling almost 10,000 sq ft to two financial services sector companies at its Grade A City Exchange offices in Albion Street, Leeds.

Insurance companies Oxygen Insurance Brokers Limited and Bluefin Insurance Services Limited, have respectively taken 4,825 sq ft of space on the third and fourth floors at City Exchange.

Land Securities' portfolio manager Jonny Buckle, said: "In addition to securing these lettings, we already have strong interest in the remaining 8,470 sq ft of newly-refurbished office accommodation that we have available on the seventh floor."

He added: "Close proximity to Leeds train station and a central location at the heart of the city's retail core, near major professional, legal and commercial services providers, is proving attractive to prospective occupiers."

David Mullins of Bluefin, said: "Office space of this quality is in short supply in the city centre and, as a fast-growing business, we were delighted that Land Securities and its agents met our needs by ensuring that the negotiations went smoothly and we were able to achieve the planned timescale for our move."
