Two New Chartered Surveyors

Carter Towler are pleased to announce two of their Property Management Team have recently qualified as Chartered Surveyors in the first session of 2010.

Steve Spittlehouse MRICS and Mark Green MRICS have been at Carter Towler since 2002 and 2006 respectively. Both Steve and Mark successfully completed a part time distance learning diploma from the College of Estate Management and went on to do their APC's through the Commercial Property pathway.

Congratulations to both Steve and Mark on their success.

Carter Towler complete Barnsley Supermarket Deal

Carter Towler are pleased to announce the completion of the sale of a former supermarket on Peel Street in Barnsley. The site formally owned by the Co-operative Group has been sold in a multi-million pound deal to Opus Land.

The site is located close to the new Gateway Plaza development. The former supermarket has a total gross internal floor area of 5,365 sq.m on a site extending to 2.44acres.

The site will be developed into a mixed-use scheme featuring a Lidl store. Carter Towler acted on behalf of the vendor.

Flying Start for Carter Towler

The first quarter of 2010 has seen the Carter Towler office agency team start the year on a roll.

Out of nearly 61,000 sq.ft. of out-of-town offices let or sold in Q1, Carter Towler were involved in 45,000 sq.ft. of transactions including the 4 biggest out-of-town lettings.

The biggest out-of-town transaction in Quarter 1 was the letting of Nelson House at Quayside Business Park, Hunslet which comprises 10,500 sq.ft. and was let to the Leeds Professional College in a deal that first started 15 months ago. Pete Bradbury, associate at Carter Towler, said "After persevering for so long with this training organization it was just great to get the deal over the line in the end".

At Rubicon Square at Thorpe Park Carter Towler let Unit 5 to A.J. Social Care from Castleford in a rental deal that eventually concluded with a tenant in occupation of this high quality 6,000 sq.ft. office building for the first time since completion.

Armley Court is a high quality development of B1 office buildings where Carter Towler and their joint agents, WSB and Sanderson Weatherall, have recently had some success in Q1 2010 with the British Red Cross eventually signing up for the biggest 6,000 sq.ft. building and Cadogen Information Systems from Armley also signing up in the first quarter to take a lease on the second largest building on the estate at 5,189 sq.ft. May saw the completion of Unit 1 at Armley Court to Neil Hudgell Solicitors into 4,157 sq ft leaving only one building remaining.

Pete Bradbury said "Whilst the out of town office market in Leeds has been very poor over the last 2 or 3 years it is pleasing that we have been able to buck the trend and complete these very important lettings for a number of our clients".

In addition to this Carter Towler are proud to have won the Most Active Regional Agent for North and West Yorkshire for the third year in a row.

The EGi presented Carter Towler's Agency Team with the award at a recent awards ceremony.

From March 2009 to March 2010 the Carter Towler Industrial Agency Team were involved in 54 sales and lettings totalling 1,267,200 sq ft and the Office Agency Team were involved in 70 lettings totalling 182,000 sq ft and 8 sales totalling 82,080 sq ft.

Carter Towler New Management Contracts

There has been a positive start to 2010 for the Property Management Team with an array of new contracts and additions to existing ones on a broad range of properties in various locations.

Gemini Business Park

Carter Towler have taken on the management of Gemini Business Park which comprises 9 units located in the convenient and popular location just off the A61 Scott Hall Road approximately half a mile north east of Leeds City Centre.

The units are 2 storey purpose built, self-contained, semi-detached office buildings benefiting from their own parking. Carter Towler are also the sole agents on Unit 7.

Matrix Court

Carter Towler now manage Matrix Court, an industrial park of 6 units on Dewsbury Road.

Athanor Northern Portfolio

Carter Towler act on behalf of Athanor on the management of their Northern Portfolio which consists of 8 prime retail and office properties across the North of England.

Atlas House

Carter Towler now manage Atlas House which is located on the corner of King Street and St Pauls Street in Leeds City Centre. In addition Carter Towler are the letting agents of the available office space within the building. The ground floor is occupied by Ego Mediterranean Restaurant and other occupiers include various professional outfits with a good level of interest in the remainder of the space.

Jubilee Investments Northern Portfolio

Carter Towler have taken on the management of Jubilee Investments Northern Portfolio which comprises 20 Industrial Estates throughout the North East and with over 180 tenants.

Ghyll Royd-North Norfolk Portfolio

Carter Towler have taken on the property management for Ghyll Royd’s North Norfolk Portfolio consisting of 10 Industrial Estates and 8 High Street Retail units across North Norfolk and Lincolnshire

Jack Lunn Healthcare

Carter Towler, acting on behalf of Jack Lunn Healthcare, now manage 12 of their Medical Centres.

Co-operative

Carter Towler have taken on further management on behalf of the Co-operative Group including the non-operational Somerfield portfolio, the total portfolio managed now consists of approximately 450 properties.

First letting at Armley Court boosts Leeds out of town office market

The developers of Armley Court are pleased to announce the first letting at their high quality B1 Business Park office development at Armley Court, Armley Road, Leeds.

Unit 4 Armley Court comprises approximately 3,000 sq. ft. and has recently been let to The Asian Express, the largest and longest established regional ethnic newspaper in the UK.

The Asian Express newspaper is a fortnightly tabloid, printed in English and circulated free in various locations around Leeds and is relocating from north Leeds to the prestigious new Armley Court development.

Excellent fit for Greenwoods Menswear at Jack Lunn Properties’ Bradford Business Park

Garforth Proving to be a Popular Destination

The recent letting of 6,540 sq ft at Willow Court, Garforth to Craftwork Cards is Bridge Estates third leasehold transaction in the area since the start of 2010. Subsequently they only have 2 remaining premises across their four commercial estates in Garforth.

Cookridge Hospital Deal

Carter Towler have acquired a former Yorkshire hospital on behalf of clients Chartford Homes and J. Pullan and Sons. Cookridge Hospital which until 2008 specialised in the treatment of cancer patients has been purchased by the joint venture partnership in a £4.5m deal for housing development.

The 19.5 acre site which is located on the outskirts of Leeds has been bought by house builder Chartford Homes in partnership with property group J Pullan & Sons. The partnership stepped in to buy the former hospital from Leeds Teaching Hospitals NHS Trust after negotiations to sell the site to a national housebuilder stalled.

The site, which consists of grade two-listed hospital buildings, a 16,000 sq ft office building, other structures and land, has planning approval for around 248 properties comprising a mix of new build houses and apartments, some of which will be created within existing buildings.

Leeds-based Chartford, a wholly owned subsidiary of property developer Bracken, is set to begin work on the site immediately by carrying out demolition and enabling works. The first 24 homes are set to be completed later this year, with prices starting at around £175,000.

Chris Thompson, Chartford's managing director, said the deal showed the confidence the company had in the housing market and are delighted to be working in partnership with J Pullan & Son again who in addition to their financial strength bring years of development experience with them, particularly in the refurbishment of listed buildings.

A promising start to 2010

Carter Towler are pleased to disclose the details of several recent deals and contracts completed towards the close of 2009 and the start of 2010.

Investment Sale

Carter Towler have recently sold an investment property on behalf of Muse. The Bungalow at Gilcar Way in Normanton was sold to a private investor and achieved a price of £300,000.

The building was originally a marketing suite for Amec Developments when they first required all the Europort land around Wakefield for re-development.

Carter Towler had let the 2,500 sq ft building in June 2009 to the Mid-Yorkshire NHS Trust on a 6 year lease for £30,000 p.a. and it was sold as an investment.

Management Contract

Carter Towler have recently won the management contract for six office buildings at Temple Point for Bluehall Properties Limited.

These buildings form part of the Temple Point development by Amco/Tolent-Bluehall Properties who are based in the North East and have a large property portfolio mainly in the North of England.

Sale of Doctors Surgery in Harrogate

Carter Towler have secured a sale of the former Doctors surgery on East Parade in Harrogate. The surgery was one of 5 or 6 practices that have been merged together into one super practice.

There was a very good level of interest in the property due to its proximity to the station and Harrogate town centre. The property was sold in excess of the asking price which highlights the scarcity of Freehold property available in and around the immediate outskirts of Harrogate and the good level of demand for such properties.

Future Forwarding Deal

Carter Towler have secured a deal at Bruntcliffe Avenue, Morley. The 34,500 sq ft Industrial Unit was sold by Future Forwarding to Viamaster Transport Ltd in the region of £2M in October 2009.

Bruntcliffe Avenue, Morley is a modern light industrial unit with an ideal location for such a company with close proximity to the M1, M62 and M621.

Howley Park Business Village Deal

The owners of Howley Park Business Village at Morley have recently announced another letting of one of their "Business Village" office buildings.

Proving that there is still life in the Business Park office market around Leeds, J Pullan & Sons Ltd. have recently let Unit 21 Howley Park Business Village to UK Car Exchange Ltd., a new internet-based car sales operation.

UK Car Exchange Ltd. have agreed a new three year lease of this high quality self-contained two storey office building.

Bruce Strachan, Property Director of J Pullan & Sons Ltd., commented "we are delighted with the latest letting at Howley Park Business Village. We are now over 80% let and have serious interest in the remaining units".

The agents acting for the developer are Carter Towler LLP and Lambert Smith Hampton, both of Leeds.

Gildersome Spur Deal

The lease has completed on 42,600 sq ft of industrial space at Unit J, Gildersome Spur. The unit was let to CAT Logistics.

Carter Towler were joint agents along with DTZ working on behalf of the owners, Standard Life.

Leeds Triathlon

On 27th September 2009, Richard Fraser of Carter Towler took part in the Leeds Triathlon at Roundhay Park. The event was organised by Xtra Mile Events and over 300 competitors took part from the North of England.

The event started at 8am and incorporated a 1,500 metre swim in Roundhay Park Lake followed by a 40.2 kilometre (24.9 miles) cycle ride around North Leeds outside Roundhay Park and a 9.2 kilometre (5.7 miles) run within Roundhay Park.

Richard completed the course in 3 hours and 8 minutes and came 216th overall and 26th in his age category (45-49). The winner, a professional triathlete completed the course in 2 hours and 9 minutes (age category 35-39). Richard said the lake was 14ºC and although it was not the most enjoyable experience of his life, he is keen to take part again next year to try beat his target time of 3 hours.

There were several other Leeds surveyors who took part, namely Tom Brammeld from Jones Lang LaSalle, Adam Varley from Lambert Smith Hampton, Glen Levison from Sanderson Weatherall and Tony Morton from Landmark Developments.
